  • Our solicitor has set a deadline for the end of today for the top of the chain to agree to our completion date next week.

    To be honest I have almost zero confidence in their ability to do anything right, and I fully expect them to just ignore the deadline like they have everything else. Very tempted to pull out completely if they can't do this.

    Solicitor got back to me today. My seller finally agreed to indemnity insurance and now we're ready to exchange. The seller, however, who previously said all legalwork was done and was waiting on me, now suddenly has loads of outstanding enquiries left. He said he was 'sure' it'll be dealt with early next week.  :#

    I haven't heard a peep from my buyer since early June- hopefully he's still waiting and hasn't found anything else.
    12/03/21 - House put up for sale
    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    So fed up, just wish I had some sort of update, totally silence, can’t cope feels like my life is on hold 🤯🤯

    Has your EA heard from your buyer? Might be worth touching base to see if they are ready?

    Totally agree with what you’ve both said; it’s nearly the end of the week and still no response to the last few enquiries which are outstanding from the vendors solicitors. The vendors said they have responded to their solicitor but my solicitors are just getting radio silence. We’ve been waiting over 2 weeks for the responses. All paperwork signed and ready to go…..yet we can’t progress and there is every chance there will be a need to go back yet depending on whether the vendor has agreed or not to purchasing the indemnity insurance 😠 It doesn’t cost anything to be courteous and at least send a holding response 😡

    Sound like you are close but I'd say it depends on how far along the rest of the chain is (if there is one) in completing their paperwork. We are buying/selling in a short-ish chain of 3. Yesterday we sent off the signed contract and land registry documents, but then it all still has to work its way to our buyers/vendors.

    Solicitor seems hopeful we might complete as early as next week, but this final stage of waiting for a date is agonising. We are so close and starting to mentally move into the house, but aware that it could still fall apart! I wish you luck (and a short chain!)

    Our time will come 🤞🤞🤞🤞 just thinking will I hear from mine this week as it’s Friday tomorrow, I think my sellers solicitor is very slow as when my solicitor chases them they never seem to reply just hope they let my solicitor know that they have received the grant and we can now go forward 
  • Ok how long does answering on enquiries take 
    they went to our purchaser solicitors today
    (new build)
    with the basic enquiries for right of ways house number etc
