Good luck for the week ahead it's now 9 days since we exchanged it's nice to get the surety of a date, bar move day issues of course, that's the final hurdle.
We are liking being able to order stuff, book companies and as we don't complete for a few more weeks at the moment it's all good, it 'almost' resets the pain, stress, frustration and anxiety of the process to exchange and you get that joy that you had when the offer was made such is the relief!

Good luck Regina, we're also waiting on the other members of the chain to confirm about exchange and completion today. There was disagreemt on Friday because my buyer is refusing to compromise so fingers crossed we can get it resolved today. We're at the point we don't care what completion date is anymore, we just want go exchange so we can plan for whenever it may be!0

Don't see why we cant sign everything this week (although I won't hold my breath). As far as I can tell we're just waiting for
(a) sellers to respond about heating being broken
(b) lender to confirm to solicitor that they won't quibble when he submits the legal paperwork at 40p less than the mortgage docs (because the lender rounded it up) - if they will he'll have to amend the legal stuff and the seller will have to sign again.
But that's it as far as I know - really want to get everything signed and start talking dates now!0 -
Thanks Pumpkim - have to say, I think your buyer has a cheek in wanting you to foot the bill for her rental! That’s what happens when buying houses sometimes and you often see people on here in the same predicament hoping for exchange so they can put notice in on their rental - I think Juniordoc had a similar issue? I would just put it down as another cost of moving but she appears to want a free ride here. Totally unfair on the rest of the chain. I’d tell her where to go!
Cheery - fingers crossed you hear about the heating - not the best time of year for problems like that after you move in. I speak from experience having suffered with the incompetence of the letting agent and landlord in a previous rental when the boiler broke in December when I was 9 and a half months pregnant and there was 2 feet of snow on the ground! Hopefully your lender won’t quibble about the 40p either - especially after you waited so long for your offer.

Hi All, so we are in week 14 this week and hoping to hear the magic words from the solicitor of an exchange date.
Looking at stamp duty, the autumn budget is being released on 22nd Nov, and it is thought there will be changes to stamp duty (predictions of reductions! :T) and if it is similar to the last stamp duty changes in 2014 if you were in the process of buying a house you could choose what stamp duty system (old or new) you wanted to pay. Fingers crossed for good changes!

Realised I hadn't posted a timeline earlier. We caused a bit of a delay early in the process, as we weren't ready with a mortgage AIP etc when we made the offer, and then we had a holiday booked for a week - though I spent much of the holiday e-mailing solicitors, the EA and our mortgage broker.
Offer Accepted: 19 Sept
Sols instructed: 23 Sept
Mortgage Application: 6th Oct
AIP received: 7th Oct
Memorandum of Sale received: 7th Oct
Survey report received: 20 Oct
Offer renegotiated: 25 Oct
Searches paid: 25 Oct
Solicitors in receipt of seller paperwork: 26 Oct
Searches submitted: 27 Oct
Mortgage Offer received: 31 Oct
Solicitor went on leave 2nd-9th November. On 3rd, following a query, her assistant confirmed that they'd had some enquiries back and more were soon to follow. She said she would confirm when they'd received their copy of the Mortgage Offer, expected that afternoon, and when the searches came back. I've not heard anything since so will be following up and hoping for responses to e-mails and progress this week.
Additionally, the landlord has hinted that if we do not give notice as suggested at the end of this month he'll likely be issuing a s21 anyway. This gives us a hard deadline of before Christmas, though I know we'd be lucky, as I'd really like to avoid the storage/staying with family backup plan.

Still radio silence from everyone here. Waiting on searches coming back, our buyer is on holiday until end of Nov and my hubbys parents are still faffing trying to fill in the gifted deposit questionnaire from our Solicitors - 2 weeks they have had it and they haven’t filled half of it in or signed some of it lol! At least we’re not waiting on that to exchange.
Waiting on our seller getting their searches back also and to respond to our enquiries.

My vendor wants to exchange on 15th November an complete on 24th November.
With the possibility of stamp duty being cut for first time buyers in the upcoming Autumn budget on 22 November, should I push back the contract exchange date or should I go ahead and exchange on the 15th? Thoughts?0 -
We're waiting on news of our potential tenant exchanging on his sale today. Fingers crossed as he is talking about renting ours from start of December.

Hi Raiyar, I’m sure I read somewhere that providing you hadn’t completed you could still chose which stamp duty rules, however I could have got that wrong, best is to ask your solicitor, they will be able to tell you for certain.
