  • Im not too sure on how far in I am. I've signed and returned the contract of sale, TR1 form and the Mortgage deed yesterday. All the searches are back but no deposit has been paid yet. Anyone know what is next?

    Maybe some queries and then exchange at which point agree completion date.

    7 months since our offer was accepted, we exchanged on Friday....

    We've had people dropping out of purchases, people with no sense of urgency and my particular favourite, the vendor who decided they wanted to tie in an additional purchase (which no one had ever heard of) on the day we were supposed to exchange....

    It's been horribly stressful, but I'm sure a few nights of good sleep will sort that out.

    Thank goodness for weekends really. The only two days you know 100% you will not hear a beep from solicitors or Estate agents or vendors lenders and other property benders.. And as much as we all detest the whole waiting period we have found we have two whole days we are just talking about other normal day to day stuff, not finding ourselves looking at battery power on phones and not refreshing e-mails every twenty minutes. So weekends are a blessing.


    This week coming we are meant exchange. we paid the deposit and the solicitors fees Tuesday gone. Got confirmation it is in the right account. We also know that on the 14th the last piece of searches will be in the hand of the solicitors (They are very confident) So exchange will be on 16/17 (cross all limbs) and completion hopefully the 24th. The lender already confirmed the mortgage money will be released the 23rd.


    So we are looking at 12 days and we will actually have a house we can call our own.


    Not 100% sure it will all work out because I have seen and read that plain sailing is a thing of rarity.


    We are hopeful and positive.




    Too everyone on this thread who are either at the start or middle or sooo very close to exchange good luck for a productive week ahead .

    Soooo, Friday at 4 o'clock the investor at the bottom of the chain who has held everything up decided they were ready exchange with completion for 27th.......me and my vendor have always stipulated not a Monday so I had to say no. AAARGH! My vendor wants 6th Dec I can also do 28th Nov. Hopefully a date will be agreed tomorrowand it'll fonally happen!

  • Probably too early for this post but I’ve been following as I’m trying to gather as much advice as possible. We’re FTBs currently renting so we’re in no rush, although I’m hoping it won’t take 6 months + like I’ve seen some cases. We’re working with a £14k deposit and £5k aside for fees.
    Our timeline so far;

    31/10: Online AIP with Halifax (£106k).
    06/11: Appt with Halifax MA, new Mortgage Promise issued (£128k).
    08/11: House viewed (market for £129,950).
    09/11: First offer submitted (£120k).
    09/11: Offer rejected.
    09/11: Second offer submitted (£124k).
    09/11: Offer rejected, seller suggested £125k.
    09/11: Offered £125k.
    09/11: Offer accepted.
    09/11: ID and proof of deposit given to EA.
    09/11: Solicitor appointed and fee paid.
    11/11: Paperwork received from the solicitor to sign. Offer/acceptance in writing received from EA.

    We’ve got an appointment with the MA at the bank tomorrow to submit our full application, she’s told us to have the fund ready tomorrow to start the valuation.

    So much for weekends being a time of not having to think about solicitors and estate agents. My solicitor was out of the office Thursday and Friday but kindly told me that she would be checking her emails Sunday evening in case anything progressed and promised to update me if there was anything of note.
    I enjoyed my Saturday and Sunday morning, but have now reverted to an email checking mess!!!
    Everything is going so smoothly with the purchase, draft contracts received, mortgage offer issued, building surveyor going in tomorrow (mostly for peace of mind - we know there is a tonne of work to be done!)

    But the sale of the flat... my solicitor is adamant there isn't a problem but with an estate agent that jumps every time something tiny goes wrong and now a nervous buyer, we could b running into issues.

    Absolutely everything crossed that it all smooths over in the next couple of days.

    Hope everyone has enjoyed their weekends and Monday brings good news :)

    I'm not.

    The EA and the vendor's conveyancers can very rarely get hold of the stupid woman on the phone, she hardly ever answers calls. I've no idea who she is or where she is. All I know is that she is thick (her conveyancer said as much to my solicitor)



    My solicitor has been excellent and has gone beyond the call of duty. She has done exactly that when she was able to get through (on the rare occasion the vendor's conveyancers will answer her phone calls, yes the phone rings out and the receptionist refuses to put her through) and they are not ready to exchange until they get a correctly signed contract from the vendor. They admitted they didn't check the contract properly first time round. But since they've said they were ready to exchange twice before, I hold their word with very little esteem.

    Today's news was (which again,my sol had to chase because the vendor's conveyancers couldn't be bothered to inform her) that they had traced the recorded delivery signed contract, and the vendor had posted it at noon today.

    So it's looking like Monday. As to whether my mortgage provider will still accept the 24th for completion, well that is unknown.

    OK so that's answered my question.
    There is now nothing preventing exchange, so time to lay down the law and issue an ultimatum with a timeframe of your choosing (if you are actually prepared to walk).
    If everyone has set the 24th to complete including your lender, then providing you exchange within enough time (a day or 2) for solicitors to draw down funds, there is no reason whatsoever for that to have to change.
    I'm not quite sure why you keep saying that your lender now might not complete on the date previously agreed, just because you have missed the initial exchange date. This is the exact reason to have a period between exchange and completion.
  • My latest update is that I went to my solicitors on Thursday to sign the contract, land registry title and mortgage deed. It was a really proud moment for me as I am buying a beautiful new home for me and my children which will mark the end of a horrendous 4 year period. A fresh start :j

    I was hoping to exchange on Friday but my phone sadly didn't ring. I will be chasing my solicitor tomorrow as we are aiming for collet ion this coming Friday 17th. Last Thursday my solicitor said she was waiting to hear from both my vendor and buyer about the date, which I though was odd as my buyers have been desperate to get in for some time. I spoke to my estate agent and asked them why they hadn't responded about the proposed completion date and she seemed to think they had! :mad:

    So, I have spent all weekend packing. I can't believe how much crap I have accumulated! I've been to he charity shop twice and the tip 3 times already, the house is totally upside down! Feels good to have a clear out though and start in the new house without junk filling the cupboards.

    I have also been cleaning like mad - I was going to pay someone to come and do the oven but decided I'd rather keep the £30 and do it myself. I have even taken out the drawer from the washing machine and been at it with cotton buds to clean the nooks and crannies!

    Good luck to everyone for the week ahead, seems like there are a few of us scheduled to complete on Friday. Fingers crossed!
