I've been browsing this thread for a while. Each week thinking my house purchase will move along but it's so slow. Now awaiting completion dates but it's been awful. I'm too scared to tell too many people about the move as I feel it could all fall apart at the last minute. It's such a bumpy ride. I hate Fridays as the weekends are so long without knowing what's going on. I try not to bug the solicitor but constantly look at my phone for emails. I've tried to work out a formula as to when they send emails- I'm going crazy!! Seems they send them at around 9am, 2pm or 4pm. Probably nonsense and no formula at all but I hate waiting. The house we are selling had land registry charges / notices on which are due to expire today. The buyers are due to exchange contracts once these charges are removed so today is a make or break. Don't know how I will get through the day at work0

Your third point re the 20th would indicate your not too concerned with the condition of the property, but even so I would want to cast an eye over it prior to exchange just in case
You are correct, I'm not too concerned about the condition (as it was in pretty bad condition when I viewed it last and have a full refurbishment planned) but I did say I'm planning to inspect it with builders after eviction and before exchange - just in case the old tenant has done something irreversible and I want to see what rubbish they've left behind that I can get the vendor to clear out.0 -

Not much point in chasing them early, they'll likely be working on other people's completions in the morning.

Yay! :j :j :j So what *did* happen at exchange? I think it's just a phone call between solicitors but I've not done it before - was it more exciting than that??

Yeah I think it was just phone calls, it only took 45 mins after I dropped off all then signed documents, we transferred the deposit yesterday. I resisted the urge to loiter in their office until it was done.
Now crossing my fingers for a FTB stamp duty discount in the budget. That would be the cherry on the cake! My bank account is looking quite sad now.0 -
How long does it take to get draft contracts? our Vendors EA pushed us to appoint solicitors get mortgage ASAP etc ...we are now sorted and our solicitor has been waiting for draft contracts since 9th October. he cant do searches without these and going onto christmas im afraid this will further delay things. i have been patient enough and im here typing to stop myself from having a hissy fit at the vendors EA...i will call her later just supper annoyed we got rushed but nothing is happening on their side....we are in a 3 house chain...us at the bottom with nothing to sell...could this be why?:(:mad::mad::mad:0

The draft contract, along with supporting documentation, is sent to your solicitor by the solicitor acting on behalf of the owner of the property you wish to buy. Therefore the vendors EA have no control over how quickly these documents are sent out. You should call the vendors EA and ask them to chase their client's solicitor.
It is likely that the vendor themselves have not provided something to their solicitor, which is holding the solicitor up.0 -

Found Broker - 16th October
Mortgage in Principle - 20th October
Mortgage documents requested - 20th - 8th November
Mortgage Offer - 9th November
Valuation Requested - 9th November
Homebuyers Requested - 9th November
Solictors Searches Started - 10th November (estimated 10-15 days)
Thats where we're at.
