  • Congratulations everyone, after reading about everyone else I decided to add our timeline. We are buying a new build (already built) off a small/medium sized developer.

    28th July accepted offer on the house we are selling and instructed solicitor
    13 August made offer and had it accepted on new build house.
    14 Aug instructed solicitor for new house
    15 Aug applies for mortgage with halifax via broker
    16 Aug mortgage approved subject to valuation
    23 Aug full mortgage offer received
    31st August completed on selling house and moved in with parents. A very busy and exciting few weeks. Then the delays kicked in..
    24 Oct my solicitor receives part of the paperwork for the draft contract.

    As of today the developer has finally sent all of the paperwork to their solicitor so it should be with mine tomorrow. We have radio silence from the developer unless we call them (1 or 2 times a week)and they then joke about us always calling them up :eek: and for the past 13 weeks keep saying we should be exchanging imminently (quite hard to do when they haven’t sent the contract to my solicitor, no-one seems to have a clue what’s going on from their side), we feel like they don’t want to sell the house sometimes! Rant over :rotfl:

    No good news for me today *sighs*
    I've been thinking, it's a proper rollercoaster of emotions.
    Put house on market: anticipation
    Sell house: elation
    Offer accepted on dream house: #cloud9
    Things start to happen: Excitement
    All going well: contentment
    Things start to stall: dissapointment/worry
    Things continue to stall: dread
    Things still continue to stall: anger
    Things still still continue to stall: despondancy
    Will I ever exchange?: despair
    It will happen eventually: inner peace

    Please let it be tomorrow!

    Ha RedFraggle, excellent timeline :D I too am currently in despair - we STILL have no correct mortgage offer, and tomorrow will be THREE MONTHS to the day since our offer was accepted :eek: I can't stand it!!

    Need to email sellers estate agent tomorrow to get the sellers to sort out the boiler which is now (according to our surveyor) showing an error code.

    So sick of everything! Nobody will even contemplate dates til our mortgage offer comes through (understandably!) But at least everything else is ready so fingers crossed it'll be pretty swift after that... :eek:

    Thanks. I slept really well lastnight. Though I've come down with a cold (perfect timing as always) feeling a little better tonight so I'm back to not sleeping again and over thinking things.

    I'm currently trawling the energy boards trying to figure out what to do with out electric meter that's atleast 47 years old. Do we keep it for now or get a smart meter fitted. Why can't I find out how much a new normal electric meter will cost? Im wary about getting a smart meter fitted, my parents currently have one and use is low but they're constantly trying to raise the direct debit to cover an estimated yearly cost. With 8 of us in the house we're yet to go over the monthly dd and theyre still insisting on raising the cost by over £100.

    I'm also looking at net and tv services. The broker is asking us whether we want to go ahead with life insurance (almost £60 per month) but we're just not sure at that price. These are the things keeping me up tonight lol theres always something.

    On a positive note, our mortgage company is giving us £250.

    We phoned our solicitor every week to make sure we weren't forgotten, we also had the EA contact the seller for updates if they were holding us up. If it wasn't for the communication through the EA i dont think we would have been ready to exchange yet

    There's had to be so much chasing my sol fee is already £150 over the estimate. My sol and EA progression lady have been brilliant.
    I will miss our smart meter and will be requesting one. You don't need to upgrade it yourself, the supplier should do it if it needs doing.
    I'd quite like to wake up and not have exchanging contracts be the first thing in my head.

    Contacted EA yesterday - the buyer’s mortgage product has been withdrawn by their lender apparently - they may need to have another survey done. Don’t really know what to think as last week the buyer reported to the EA that their mortgage offer was being “processed”. Yesterday was 19 weeks since they made their offer :(

    Was planning on ringing the EA again tomorrow but not sure if I should chase again today - they seem to wait for me to call before passing on any information. Any thoughts/suggestions would be most welcome.

    We were due to exchange yesterday, revised completion date pushed back a couple of days and guess what, the vendor wouldn't answer phone to her conveyancers to confirm revised completion date. So back we go again.

    I am actually crying with the stress of it. I'm a tough cookie, I've lived through a hell of a lot but I'm about to fall apart with this.

  • So I have to post on here, even if it is just to vent about our exchange woes.

    We are FTB, currently living with parents with our 7yo daughter and buying a tiny little 2 bed ex-rental property through purple bricks, so no chain either side, super simple I thought originally.

    Decision in principle was easy and went through straight away with our fantastic mortgage advisor sorting it out.

    Our offer was accepted 26/05/2017, lower than asking which was great.

    We started our mortgage application on 8/06/2017, and it finally went through on 10/08/2017 (very long and stupid process asking loads of questions to which they already had the answers so a lot of back and forth)

    Survey completed 15/08/2017, no major issues.

    Contracts signed and returned to conveyance 16/09/2017

    On 20/09/2017 after pestering our conveyancer to try and get answers as to whats' going on, she tells us that after talking to the solicitors for the other side she is now aware that unfortunately the seller has passed away. This happened at some point between July and August, but we were not made aware.
    So now we are waiting for the probate to go through. The seller's wife is very nice and has let us go to the property again but unfortunately we have absolutely no idea how long the process is going to take, in part due to the seller dying abroad.
    Although I feel awful for the family, I can't help but feel annoyed that if we had known sooner we would have been able to withdraw and buy another property in that time, prior to paying for the survey etc.
    It is just a waiting game now, every day seems to bring up a new dramas in this process (the conveyancer has also had a death in the family) and every week where we don't complete is a week closer to Christmas.

    But at least we are a healthy and happy family and are ok with living with the parents for a bit longer. With the awful, sad deaths it has certainly put things into perspective, although I would very much like the exchange and get into my house soon!
