Eek Vixki, doesn't sound good especially if there's no gap between exchange and completion!
Hope your buyers sort themselves out pretty sharpish Fraggle
Congratulations purplepenguin :j :j love it when people in here actually get to exchange, feels like there's hope for the rest of us :T
Well I'm hoping today will be the day we FINALLY get our mortgage offer. There's hope - they issued the wrong one on Monday and promised to correct it within 24-48 hours...
At an event all day for work so can't be answering calls every five minutes so they'd best get it right
Also need to email seller's estate agent and tell them we're ok with the survey (despite the six million things wrong with the house) but the boiler isn't working and they said it was so we'd like it sorted or a discount please...0 -
Apparently the funds are on the way to the sellers solicitors and once they confirm they've got them the house is ours!! Eeek!!
Cheeky solicitors are asking for another twenty quid since nationwide took out the chaps fee from the mortgage transfer... As if we've not already paid them enough haha.0 -
They did not phone us directly, they spoke to the sales team of the new build estate and they then spoke to us.
I don't know if it is helpful of them or just a way they are being impatient... or does it show our solicitors not doing their job properly... any ideas?0 -
So I contacted the EA for the house I'm buying to chase the sols for the contracts and I've discovered I am in a chain! Apparently the sellers of the house my sellers are buying are willing to break the chain but I've read about that on here and how people change their minds.
Sigh. The chance of being in by Christmas seems up be fading rapidly.
Congrats purplepenguin, finger so crossed Vixki and for you fraggle.0 -
How exciting vixki
Well our buyer is happy with the valuation & home buyers report & has received his mortgage offer phew however he instructed a damp & timber survey which is next week but the estate agent told him they are sending the local independent guy round today as our buyer has paid rentokil & apparently they are terrible for doing unnecessary work & bumping the price up. The man who came today said it’s a bit damp & needs a damp proof course at around £700 I’m panicking, we took a low offer & hopefully made it clear enough that we couldn’t go a penny lower. I hope he doesn’t pull out as they is no room whatsoever for negotiation. I just want to cry0 -
chrissie, when you say the local independent guy, presumably that is the local independent company who sell damp proofing solutions for a living.
Generally the only way you get a true appraisal of any issue is when you get an independent damp surveyor in to take a look, and this you will have to pay for.
It's not always the best idea to take the word of someone who makes a living from installing damp proofing.0 -
Surrey EA yes, sorry that’s what I meant. Suppose he’s not that independent really. I’ve just been reading some awful things about rentokil damp proof surveys. Wish I could speak to the buyer myself really & get an idea of what he wants to do as the worrying is awful0

We did it!! Got the keys and completed! Not moving in for another week or so but hoping to do some painting in the meantime.
Good luck everyone.0 -
OMG we have finally exchanged!
Completing on 24 November.
vixki - well done too!2024 wins: *must start comping again!*0 -
Well done Hazyjo and Vixki :T Got to admit I'm a tad jealous
Another day of no news here. If our buyer sticks to her guns of having 4 weeks between exchange and completion, we're going to be moving the week before Christmas by the time we can get round to talking dates! I'm also worried as each day passes that the lender will actually say no to the indemnity policy. I'm so fed up with everything0
