    We transferred the deposit yesterday ready for her to send over today. We signed everything that needed signing on friday and the seller has already signed too... so I think it's all down to the solicitors now, I just have to phone and give her the go ahead.

    From what I found on google, apparently the solicitors read out the contracts and make sure they're identical and then they swap via post. I don't know how right that is though

    Essentially that's correct. Although I'm pretty sure they don't actually read the contract to one another. At some stage in the process, which can be several weeks before exchange takes place, the final form of the contract will be agreed between the two solicitors.

    Once all parties are ready to exchange the solicitors speak on the phone, and at that point confirm exchange, with the completion date that has been agreed, and then send each other the signed contract document.

    13/10 - mortgage advisor appointment (who recommended the exact mortgage I had identified myself!) but at least they can do some of the leg work
    16/10 - first payment sent to solicitors for disbursements, property questionnaires on our sale returned to them
    17/10 - buyer at start of chain advises completion must be by 15th Dec. Seller at top says 18th at earliest :-/
    24/10 - all docs with mortgage advisor for mortgage
    25/10 - sale contract received from solicitor, signed & returned
    30/10 - still nothing from our vendor re the sale, chased up agents so fingers crossed...

    Maybe we'll complete before Christmas. Maybe...



    3/11 - solicitor confirmed they have received the contract from our vendor's solicitor
    6/11 - solicitor wrote to vendor's solicitor raising some questions on the paperwork received, mainly related to the title, covenants and planning
    7/11 - mortgage offer confirmed!! :j

    I have all crossable crossed for those of you waiting anxiously, so jealous of you so close to ' the end' ☺

    We had a mortgage valuation & home buyers report on Friday for our buyers. He didn't tell me much but said a few little things but nothing significant had come up. I asked about damp as he was putting the meter thing in the walls & he said all perfectly normal for a house this age (115 years) but we have a damp & timber survey tomorrow morning �� I'm tempted to ring the EA to see if they've heard anything for the survey etc

    Thanks hazyjo, we can get a standard two week extension but apparently the way Barclays work is that nothing can be done until the day it expires, our solicitor needs to contact them with a title certificate and completion date if necessary on Friday to extend. She also said worst case is that we don't complete and they have to transfer the funds back to Barclays :eek: as she had to request them yesterday to be ready for Friday. If its Monday instead we may just be ok.


    Silver lining is that it looks like we may just avoid having to get a 6 month extension which is effectively re-applying for the mortgage.


    Put it this way, husband and I are not sleeping well :rotfl:

    I am going out of my mind! Our buyer is stressing about the roads on our estate as they are not yet adopted... Work due to be started in 1 week and there is a £700 retention on every property on the estate to ensure the roads are bought up to standard to be adopted... How can we alleviate the worries they have about this issue? So scared they will pull out! They already made suggestions to doing so a month ago due to radon on the site and not actually listening to their solicitors... All was okay once she understood!

    24/07 - House went on market, we accepted an offer of full asking price
    25/07 - Offer made on new property
    25/07 - Offer accepted
    27/07 - AIP from Halifax
    10/08 - Mortgage application
    15/08 - Mortgage offer received
    24/08 - Our buyer pulled out
    25/08 - House back on the market
    1/9 - Offer made and we accepted (£2000 less than asking price)

    This just seems to be dragging on and on and on... Our new house solicitors have phoned us and told us to offer their consultancy services to our solicitors because ours are apparently not doing the right thing.

    I am going mad!!!!!

    New home clearly want us to get a move on!

    Do you mean the solicitors acting for the seller of the property you wish to buy have suggested this, or are you using two different firms of solicitors, one for your sale and one for your purchase?

    Using the same solicitors for our sale and purchase. The solicitors acting on behalf of the house we wish to buy have asked us to tell our solicitors they are happy to speak with them to instruct them how to proceed as they seem not to understand

    It seems we're ready to exchange and the buyers are satisfied with the structural engineer's report (yay!).


    BUT... we were all set for 17th completion and I am embarrassed to say I am now the fly in the ointment as I can't get removals. Mine is fully booked now (even though I had said mine was likely to be 17th - there's been so much faffing that I don't think they took much notice), and the recommended ones I had are all booked up too. So frustrating - especially as I am literally so flexible with November dates!


    Now hoping everyone can do Tues 21 or Wed 22 Nov or we're at a bit of a stalemate :/

    I am surprised that the solicitors acting for the vendor of the property you wish to buy have contacted you directly, that is usually considered a breach of protocol.

    I think it would be considered very unwise for a firm of solicitors acting for the seller to instruct the solicitors acting for the buyer how they should proceed!
