We exchanged on Fri but don't complete until 1st Dec. I asked my solicitor the same question in case there is a stamp duty cut for FTB. She said we can still benefit as SDLT is calculated on completion. You should be fine for 24th Nov.0

All quiet today until 3pm. Was thinking it would be a no progress day again!
Estate agent for our vendor is also the agent for their purchase so she's been going between them today and manged to get agreement to complete on 8th December with exchange this week. Hopefully that will satisfy our buyer but our solicitor wasn't able to get an answer from hers before close of business today.
Now panicking that she's changed her mind about buying our house and is ignoring us! This process is sending me over the edge :eek:

Well I got my contract pack today and bar the fact that my seller messed up the fixture and fittings list it all looks good.
I've got something called a rentcharge to pay each year but since it's less than £3 and seems quite common I'm not too worried.
My sol will get all the searches sent off tomorrow - those have grown due to my lenders demands, as has my sols bill by quite a lot. :eek: This sol needing to be on the lenders panel has bitten me in the !!! - but I don't want to swap now and cause delays. Still have the tiny tiny hope I'll be in my Christmas but it is tiny.0 -

No idea about SDLT I'm afraid. I only know ours is going to cost a fortune and I'm trying to be grateful that I'm in a position to afford such an expensive house
No progress here today. Still waiting to hear back from lender about stupid 40p discrepancy between their docs and legal docs. Seller's solicitor sent me a snotty email late this evening which resulted in a panicky phone call to the solicitorbut he's reassured me that everything is fine and she is just chasing her commission (and the seller's solicitor knows exactly what is going on and is fine about it).
I HATE that feeling of being told off thoughI know it's our stupid lender delaying everything - but it's not me personally, and if she can think of a way that I can improve their response I'd be all ears! Instead she seems to delight in starting her emails just

I am very concerned about...
No 'Hi', or 'Dear', and she's not managed to spell my name right ONCE! :mad: Will be VERY glad never to speak to her again - the solicitors all seem to be communicating and managing the process and all she's doing is wrecking my poor nerves :eek:
She's also said that apparently the heating is 'working fine' despite showing an error code, and the seller's won't be doing anything about it, but I should feel free to sort it ourselves. So now sort our plumber to come over with us - yet another bloody job :eek: (at this point I'd quite like to just buy the place and not quibble but Mr Cheery doesn't want to move without a working boiler, and there's still paperwork that the solicitor needs to do anyway)

We found out yesterday that our Seller has dropped out of the original house they offered on and last week and offered on a vacant property (no probate) and searches are underway for that. �� They seem to think it will be quicker to exchange than the other house but I can’t help but worry now that our timeline to exchange has now extended!
Or buyer is ready to exchange, we are nearly ready. Agh! We have help to Buy redemptions to consider so our valuations and redemptions expire after 3 months and we will have to renew it.
Moving house is so annoying! Government need to figure out a better system for house buying! It’s nail biting until exchange!0 -
Oh gosh, looking at all the stress so many of you are having with your chains I am super glad we are chain free!
We are still waiting for probate to come through and still have no idea how long that is going to take, so just blindly waiting.
The most annoying thing about our purchase is that before we found out the seller had passed away we had signed all the contracts, handed over our deposit and closed our help to but ISA's. That was in September, so my husband and I have now missed out on interest on the deposit and the bonus from the ISA's.
All very annoying. I am looking forwards to 2018 as I blimmin hope we will be finally in by then!!0 -
Out of curiosity how often do you all call your solicitors? I have been calling once a week to ask for an update, as I don’t want to be badgering them, but so worried about being out at the bottom of a pile.0

Now I've written it down seems like I've managed to sort quite a bit in the last 2 weeks but in reality there is so much more to come. Been looking into all the different insurances I'm going to need...thankfully working in the industry does mean I have a good idea of the sort of cover I'm looking for.
Now trying to work out when I should start ringing the solicitors to nag them about progress!0 -

I left my solicitor alone for weeks and weeks as we ended up waiting 3 months for our mortgage offer :eek: In the meantime, he'd just got on and done everything so there was no need to chase him at all :j
Had a period of contacting him every couple of days, but that was because we had to split the title deed and we were sorting that out between us.
Have to say our solicitor is the person I trust most in all of this - he replies to emails within 5 minutes usually, always talks to me if I ring, is polite and reassuring and gives me confidence that things are proceeding as planned - all of which means I trust him to get on and don't bother him at all.
If only the mortgage broker had been the same! :eek: Still waiting for a call back from him that I requested in August :rotfl:
Heard this morning that the building society aren't going to issue a new mortgage offer, but are happy with the 40p discrepancy with the legal documents (due to them rounding the amount up) :T So as soon as the solicitor receives the actual letter confirming that, we can all proceed to exchange (unless some other ludicrous thing comes up)
In the meantime, trying to get hold of the heating engineer to come out to the new house with us. Wish I'd booked 6 months off work to sort all this out! :eek:0
