We are now on day 5 of trying to exchange so many issues have popped up this week, hoping today is the day!! There is 5 of us in the chain, it hasn’t run smoothly thats for sure 😂1

FTB, and we had our offer accepted on an empty property on 12 April and everything moved so fast and smooth until it turned out there were charges on the property from the previous owner, so it wasn't even in the current owners name. (We also stupidedly told our Landlord about it so we have been given our notice - HUGE MISTAKE!)
Our solicitor rightly told us not to exchange/complete until this was sorted, despite a few threats from the vendors solicitor.
Have been told today they expect the name change will be going through Land Registry imminently so everyone please cross your fingers!! Can't wait for this horrible ordeal to be over lol0 -
Spoken to solicitor today and he seems hopefully for exchange the first week of August.
Such long time coming!

I was in the same boat as you at the beginning! Offer accepted end of April and tenants have until 12th September in the property. It is looking like they may be out beginning of August though (they are also purchasing a property). We are now all done with everything so just waiting on them to go before we exchange. Good luck - I'd like to say it will go quickly but even with a smooth process the last 3 months have dragged and no doubt the next few weeks will too!!
Oh it is great to hear from someone in the same position of buying a property with tenants.
The tenants in mine are sadly very unhappy about the situation (I don't blame them at all on that) and don't want to have to move.
It is a 50/50 whether they will leave quickly to stick it to the owner in lost rent or hang on for the 4 months and maybe even beyond that.
I think it is also why the house was very reasonably priced as there is a chance it can get messy!
I'm happy to wait it out to a reasonable time frame.0 -
I offered in April, mortgage offer is in, gift from parents is in and ready to be paid to solicitor, searches back, survey done but we are waiting on answers to enquiries from sellers solicitor! They are taking ages and when they do send something back it is either incorrect or needs further action. I really want to be in by middle of August as gave to start going back into office from September and the flat is closer to the office. is there anything I could/should be doing to speed things up? Contacted estate agent last week about exchange and said about outstanding enquiries and they said there are some you can sort yourself (getting indemnities) but dont really want or need the extra expense.....help!!!0

I would say if your estate agent has given advice, you either follow or wait. If you speak to your vendor, you could perhaps ask them but they’ll only proceed once all ok.0

Our vendors have had an offer accepted on house + land next to it, hoping that everything still goes smoothly despite that. (The land is sold by the same owner and through the same EA luckily).
However still waiting on chain to form. I was planning to hold back on searches + surveyor until we had a formed chain, but have since changed my mind after seeing that the average time for searches to come back from the LA is 6 weeks!
So here we are. I'd really love us to be in the house by October, don't know why it just feels like a good time to move. But who knows. Could be sooner could be a lotttt later.0 -
Hi all, have been catching up on the recent posts and thought it was time to jump in myself.
My partner and I are FTB in a 4 party chain. Our offer was accepted on 12/06. Put in our mortgage application on 14th, and then it went very quiet for 5 weeks. Then this week we've had our survey carried out and report returned, mortgage offer issued, and first of the solicitors reports back including searches!
It's been so stressful already and we're only on week 6. After seeing everyone else's experiences on here, I'm realising we're doing pretty well! We're currently pushing for 20th Aug aimed completion as we're renting and our AST ends on 31 August. Fingers crossed everything can progress quickly - we're the second buyers on our future home, so hopefully any issues further up the chain have been resolved.

I was hoping to hear today about my buyers mortgage - it was valued using an AVM hence the worry. It's my second buyer, the first one pulled out after their (much higher sale price) mortgage offer was issued (not SDLT related and it was valued in-person). I feel really low. The not knowing, lack of control, the stress....it's horrible.0
