I know! I really don’t understand it and don’t understand how their solicitor could have let this happen. I must have been naive to think that after all their earlier shenanigans it would be plain sailing. 

I’m trying with the calmness but very up and down really. At least I’m in rented for the moment but I really feel for my buyers having to cancel their removals and being surrounded by boxes.

I’ve been scouring the threads to see how similar cases have ended but it’s so rare, there are not many I can find. 

I will try to stay as positive as I can and keep everything crossed that next week is a better week!

I would have thought exactly the same, you’d had issues but after exchange all is fine. You wouldn’t expect they could mess around like this after. I think the biggest thing is you would expect to have communication from them at this stage out of pure courtesy if nothing else. Obviously something strange if they seemed to keep be saying they didn’t know if funds would be available. Perhaps it’s as simple as the remainder of their balance getting stuck / needing extra time to draw down but the mortgage funds are there etc but with no communication you’re working blind.

As you say - your poor buyers!

Oh @ss2020jd I’m so sorry to read this and you are right it is very rare. Do you think your buyers will issue you the 10 days to complete notification too? I assume you’d had exchanged with your buyers as well?

Morning All,

I am technically a FTB, my husband and I are together but I have never been on the mortgage, this house is up for sale but we took the plunge to get the house we want, cobbled together a 50% deposit and had my single mortgage approved this week.  So now in the waiting to exchange for the new house but still trying to sell this house!  Back to front I know!  The mortgage was approved within a week with Natwest so hoping everything else goes smoothly.

Everything is going according to plan, 8 weeks from when the offer was accepted to closing was a reasonable amount of time. Had an email from my solicitor last Friday confirming everything is happening on July 22nd. Going tomorrow to their office to sign papers and give keys.

All I have to do after Thursday is instruct my other solicitor to claim back Additional Dwelling Supplement.

All done yesterday, as originally set up.

Keys were released to the new owner in the morning, my mortgage on the flat was redeemed in the afternoon and the equity (minus EA/solicitor's fees) was in my bank account by the end of the day).

Now off I go looking for ways to spend the equity.

Thank you. Yes, all parties had exchanged and in fact I was concerned at adding the stress to our buyers by doing that so was holding out to see if they would be. Then my solicitor had a notice that they were doing it to their buyers and asked for us to do it so that it could make its way down the chain. We are at the top of the chain. All very nerve wracking.

Thanks @Deleted_User. I hope so. They apparently did apologise via their solicitor but I am not sure if we’ll ever get to the bottom of it.

Our EA has told our buyers solicitor that they need to be exchanged/completed by mid august and he’s agreed so 🤞🏻🤞🏻
