  • I was hoping to hear today about my buyers mortgage - it was valued using an AVM hence the worry. It's my second buyer, the first one pulled out after their (much higher sale price) mortgage offer was issued (not SDLT related and it was valued in-person). I feel really low. The not knowing, lack of control, the stress....it's horrible.  :'(
    I know that feeling! Last night I told my EA via email to remarket our property as it was week 6 since offer accepted and no survey/valuation/ conveyancing had commenced! They told me not to worry in a text at 10pm and by lunch today my
    buyer had their mortgage offer. Totally different this time around selling due to COVID as we had a virtual valuation (glad I didn’t know as I would have stressed over how you can value a property without seeing it)! The EA hasn’t said there are any issues with it and that our buyers are committing to the early/mid September I want to complete by….so hoping we hit that date 😬 x

  • @goodwithsaving - sorry, should have said that our buyers offered over asking price and there are no comparable properties locally which have sold in the last 12 months and it still came back at what the buyers offered x

    my GF's never ending sale rattles on.  We are 5 months from the offer and now only 5 weeks away from our new build completion date and we still don't know if she will sell in time or at all (I have a mortgage as back up).  So to do something different I emailed the buyers solicitor - very politely.   She refuses to take any calls from the EA and has generally been totally uncooperative and uncommunicative.

    I appreciate, it's not the done thing but we've tried everything else to find out what's happening.  As expected, she didn't reply to me, but sent terse emails to both our solicitor and the EA asking them to tell us not to contact her.  However, she did also say in the email to our solicitor that she's now sent out the contract for the buyers to sign and also asked about completion date (which is progress, even though she's been told around 5 times what the preferred date is).

    There really is no excuse for the way this solicitor has behaved.  Earlier this week, she told the receptionist at her firm to tell the EA that he could 'hang on all day but she's not going to talk to him'.  Not necessary.

    So having completed on our sale on 30th June, we offered on a property the week before.
    Hoping to complete by 6th August (cash sale) and be living in our own place a again 
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.
  • Two months after my offer was accepted and my solicitor has finally received the draft contracts after it seems the unregistered leasehold issue has been sorted (and I think it was registered all along as I seem to have been sent a copy of the leasehold registration from the 1950s). Lots of paperwork for me to read through this weekend, but the fixtures and fittings form looks good The oven is broken so won't tide me over until I can have a new kitchen fitted, but the vendor is going to leave the curtains, the freestanding fridge, the freezer, the greenhouse and shed for no extra cost, so I'm pretty happy. The existing curtains aren't necessarily my taste and some look a little old, but they will be helpful as temporary window coverings until the mess of the rewiring is over. And my used-for-only-a-few-months (and now in storage) fridge-freezer runs really cold so that the lower part of the fridge is basically unusable (and I couldn't get it fixed within warranty because I didn't want anyone traipsing through my house in early COVID) so having a fridge and freezer left for me is really helpful. Of course, they may be broken or smelly, but the vendor has been honest about the broken oven and didn't strike me as someone who would tolerate a smelly fridge!

    Also being left some fitted wardrobes that aren't really fitted and that I will want to take out, but I think they may be a pain for my (elderly) vendor to get rid of, so I won't quibble. Hopefully, I can reform them into a potting bench for the garage, and some plant shelves for the greenhouse.    

    It finally feels like this purchase may actually be happening. As long as my vendor's new-build stays on track, things are looking okay!

Fingers crossed everything can progress quickly - we're the second buyers on our future home, so hopefully any issues further up the chain have been resolved.

    good luck with your move... we seem to be at same stage to you, we also put offer in on house on 12/06 and put mortgage application in on 14/06... our mortgage was approved 9 days later but then all quiet, our searches came back this week and draft contracts being prepared so now just a waiting game again... when are you hoping to exchange by  please ?

    @mat1964 Oof - cannot believe the saga with your girlfriend's sale is plodding like this. The rudeness of that solicitor is totally out of order. I can't recall whether you went ahead with your purchase in the end, so hope this isn't holding everything up. I seem to remember your GF was going to ditch these buyers, but I guess she thought better off it. Really hope this gets sorted soon.

    I'm so done with this whole process. Trying to be cheerful, but we'll be hitting 9 months of this soon and everything is chaotic again. We came into latest purchase with buyer intact & contracts signed. We did everything within a week of offer being accepted on 1st June (searches & survey booked, refinanced). BUT, 8 weeks on and we still don't have contract pack from vendors' solicitor & we have no idea where onward chain is with searches etc. We've also been given conflicting information about vendors' onward purchase and yesterday reached a new low of misinformation from agents we're buying with. On the upside, our brilliant agent is making phonecalls, but I'm seeing signs of stuff that collapsed our previous purchase. We have to be sorted by early September, cos I can't take leave after that and my workload goes through the roof. We're doing EVERYTHING we can to update all parties, push for action/ info when necessary, preempt problems, etc. But here we are 🙄

    Ive read this thread since we first started looking at moving but have never posted.
    Here is my Timeline .
    1.04.21 House up for sale 
    14.04.21 Had an offer and accepted.(willing to move in with relatives to make things easier)
    1.05.21 offer made on forward purchase-and accepted.
    3.05.21 EA rings Vendor now wants Best and final offer due to more interest
    4.05.21 We actually took our Final offer back down to our first offer £2500 less than our original winning offer- i dont like being bullied as our offer had already been accepted-fully expected not to win but obviously it was a ploy for more money and EA come back and accepted our lower offer(did try to up to original but we refused)
    7.05.21 Estate agent very sorry-they dont condone Gazumping but went ahead and accepted a higher offer- it happened just as they were sending out memo of sale! vow never to use this EA again
    11.05.21 viewing on a house i had always wanted-Hubby not so keen as only 2 bed but the same money.
    12.05.21 offered/haggled managed to get money off (ex rental home so they just wanted it off their hands now
    12.05.21 mortgage application done-this was originally booked for our first house so didnt have long to wait for app.
    17.05.21 mortgage goes to underwriters. had a second viewing , noticed cracks/plus huge leak arranged survey.
    20.05.21 Tenants left- we asked our solicitors if we could catch up our sale to save moving twice- she said she could try but no promises.We arranged searches etc
    25.05.21 surveyor rang-updated on property cracks fine- leak needs work-have another thread on that but basically seller wants to patch/cover it up-not a proper fix
    27.05.21 Mortgage offered- 
    some arguing over the repairs - EA states if we insist plasterboard replaced etc or try to renegotiate Seller will just relet.
    Finally decided we will take as is but informed EA we want the water turned back on and Heating checked before exchange-when we went for the 3rd viewing-  wall painted but still wet-EA rings the next day to say its a new leak not old damage coming through-they fixed 2 of the leaking valves at the time and not all 3- thats why the water is still off and system drained down- But states Seller is going to fix it as hes not like that.........
    My Solicitor is Amazing and we are all ready to exchange before end of June!
    THIS IS WHERE IT ALL FALLS DOWN!
    We signed our contracts 6 weeks ago... buyers still have not seen a contract!
    My solicitor chases my buyers.
    Too many times to state.
    My house is a Leasehold.
    I chase as no Management pack has been requested.
    i chase as HA state they still, after 10.5 weeks not had the Mortgage offer or Registration required for our sale!

    Chase EA how says she was told nothing else was needed.... I point out before we signed up for them to sell the only documents the HA needed were these 2 things-Gave them copies of all communication so they knew exactly what they needed!
    AT THIS POINT I FEEL I SHOULD BE GETTING PAID BY SOMEONE FOR THE AMOUNT OF CHASING / SORTING IM ACTUALLY DOING.
    Searches started way before ours- ours were back mid June Buyers not back until 22.06.21.
    No idea if queries raised as no one will reply.Update form my solicitor was that she had asked if HA and Buyers solicitors were all happy and had no response to date and would chase this week-end of eek now and still radio silence.
    Management pack finally sorted on the 8.08.21
    Told queries were being raised from this.
    forward to 23.07.21 queries still not raised!
    Mortgage/registration accepted and sale by HA approved on the 24.07.21

    This was all sent to escalation last friday 16.07.21 due to lack of movement. i have requested on the 23.07.21 an escalation on the escalation due to no change!
    My Seller has been very anxious for a while and has threaten to pull out and re let.. Hes wanting serious updates on Monday with concrete movement otherwise hes out!
    WHY ARE EAs PUSHING THEIR CLIENTS TO USE THEIR OVER SOLICITORS STATING THATS THE BEST OPTION-BUYER HAD ALREADY USED THEIR BROKER FOR A MORTGAGE AND HAD TO GET THAT AMENDED AS LEASEHOLD LENGHT WAS WAY OUT!!
    I feel ive ranted so much this week, i get the same B******* every time i ring- emails just get ignored!
    I feel sorry for my buyers who are also pushing!
    As it stands ive no idea what queries have been raised if its just from the management pack or the searches.
    I would hope the management pack as searches have been back for 6 weeks roughly.
    EA also states that these queries should only take a day or 2 if all payments are up to date etc.yet here we are 12 working days later!
    Sorry for the rant but i actually feel i will explode, market here the same as everywhere i guess is so competitive nothing has come onto the market that i in our budget and suitable.

    Any advice on what i can do now would be gratefully received.
