    So we were meant to exchange yesterday! We didn’t, when we spoke to our solicitor she said she couldn’t get hold our buyers solicitor!? I’m a natural worrier could this mean something is wrong or could it literally be as simple as they left the office or something.

    No don’t worry- this happened to us when we sold our last house and bought our current one! 
     We were told we were going to exchange that day, and then our buyers solicitor randomly decided on that day that he was not going to answer anybody’s phone calls or emails and so exchange didn’t happen until the following day.  Absolutely no logical reason for him being like this whatsoever, there were no issues and on the whole, everything thing had gone very smoothly up until that point.  (wish I could say the same about my current state affairs, but anyway I digress..)

    I’m sure it will work out very soon for you, keep us updated, Best of luck.  
  • We have exchanged!! Finally! We have been ready for about 6 weeks but the sellers solicitor has just been painfully slow and sending so many mixed messages. We got told on Friday we would exchange monday and then she realised she hadn't sent the final bit to her client. Luckily to got turned round quite quickly and we exchanged at 5.30pm yesterday! 5 1/2 month since offer was made!

    Finding really hard to focus on anything other than compulsively checking my emails for an update from our solicitors. I’m giving them until tomorrow for an update then I am seriously considering putting in a complaint about them. Truly shocked at the level of service we’ve been provided - or lack of should I say. 

    Anyhow trying to stay positive - everything is in place now and all docs/ contracts have been signed and returned. Happy with surveys and all enquires have been satisfied so no idea what the actual hold up is especially as vendors are keen to complete and this is an empty chain free property. 

    Fingers and toes crossed for all of us here waiting for some movement this week 🤞🏽

    Good Luck for everyone exchanging and completing soon... I have no idea how long we will be looking at as we are ftb and not really understanding it all. We have been informed that our searches are back and draft contracts are being sorted this week as well as queries being sent out. The house we are buying isn't on chain as the seller is moving into her late mothers house.... I know its like asking how long is a piece of string, but does anyone have any idea on how long far we are from the finishing line ? would really like to be moved by first half of September  xx

    @neydejean - how do you know your seller doesn’t have a mortgage? 3 months is a long time, even in the current climate. Hope you get some answers soon! x
    The sales handler at his estate agent has told us. It's been "hoping to get it finalised" for the past few weeks
    12/03/21 - House put up for sale
    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    Hi, hope you don't mind me joining. 

    We are hoping to complete next Friday (30th July) but yesterday found out our solicitor is on holiday until Tuesday 27th July and no one seems to be picking up his work.

    Do you think we have a chance of completing on Friday 30th? I know some replies to enquiries were sent yesterday and then everything else is in place.

    It is so hard to get excited when I can imagine he will come back to so much work next Tuesday and we will be cutting it fine
  • Oh this is just so painful at this point!! 

    Solicitor called us this morning.  Our buyers solicitor has raised yet another last-minute enquiry, this time regarding the fact that when we had our new roof done several years ago, we never had any building regulations approval because we had absolutely no idea this was even a thing we had to do.  Our sol said that he is going to go back to the buyers sol to say that we are happy to provide indemnity cover no problem, and hope that they are willing to proceed on that basis. He thinks we could exchange at the back end of this week.  

    I really do hope for my own sanity that this time next week, I’m not sitting here with the same issues outstanding and no exchange!!!!! 

    Positive thoughts to all expecting exchange imminently…

    Thank you so much for your reply! She’s tried today too and they aren’t answering her calls or emails!!!! Not even sure what to think. I’ve contacted our estate agents we are selling through to check all is ok and see if buyers can chase for us and to make sure they aren’t having second thoughts (which is my fear!) eurgh this buying/selling business is so stressful!
