The NEW waiting to exchange thread...

Concluding the sale of my flat this week.

• my flat was on the market on May 14th
• an offer was accepted on May 28th
• exchange set up for July 22nd

Everything is going according to plan, 8 weeks from when the offer was accepted to closing was a reasonable amount of time. Had an email from my solicitor last Friday confirming everything is happening on July 22nd. Going tomorrow to their office to sign papers and give keys.

All I have to do after Thursday is instruct my other solicitor to claim back Additional Dwelling Supplement.

I said last week we were hoping to exchange that week, fingers crossed it's meant to happen early this week. But I'm not holding out much hope to be honest!

Yes that doesn’t sound fun. Solicitors can be great or terrible… there appears to be no in between 

Sorry, 65 days since our offer was accepted. Everything moved really quickly for the first week, and searches were returned quicker than anticipated. But since then it's been very slow with little communication or evidential movement.

That was about in-line with expectations really - we were hoping for about 8 weeks to exchange. But now the enquiries are going to drag on, we're probably looking at another couple of weeks at least.

I've generally had good experiences with this same solicitor before. Can only assume that they're much busier than usual currently.

Yours is a similar story to ours. We went sstc on ours on 23/5 and found a house on 29/5! Our searches have been super quick but unfortunately our buyers solicitor is so slow!! I’m hoping some discussion this week as those above us are getting tetchy!

Hopefully some major progress this week. Solicitors have asked for the forms to get deposit funds from both our LISA's, so just waiting for vendors solicitor to reply to the enquiries and then it's full steam ahead.

Morning all,

Roughly how long do enquires take to get answered? Or what should I expect? Just wondering when to chase again... these things are taking so long

@cheeky-peach I think it depends on the type of enquiries and how quick the other solicitor is. We have only just sent ours off for our purchase as we’ve only just received the paperwork and it’s been a month to this point. How long is it since you sent off your enquiries? x

Hi All, we are finally meant to be exchanging today!!!! After waiting such a long time for missing paperwork!! I haven’t yet heard from my solicitor, when you exchange do they actually let you know? I got told Friday eve we would be exchanging today. I don’t want to call and be annoying so will the solicitor actually let us know when it’s done?

You as the buyer need to give authority to exchange so they should ring you just before. Have you sent your deposit?

It was for enquiries received from our buyers sol to ours. They said they received them Friday but I'm not sure what the 'average' turn around is? From the sounds of it, our buyers sol has sent initial enquires whilst waiting for searches to come back but ours are waiting for searches before doing anything!
