I accepted an offer on my house today
is it too early to start posting on this thread? I’ve viewed a couple of houses to buy but nothing suitable so far… but the wheels have started to turn! 2 -
Yay congratulations 🥳 I’m not at the exchange part yet as we waiting for probate to be granted on the house, I’m still keeping an eye on this thread and can not wait to be in the position to exchange lol, waiting on one more search to come bk, my solicitor have gone on holiday for 2 weeks now but I’m hoping when she comes bk probate would of been granted 🤞🤞🤞paulj2021 said:I accepted an offer on my house today

Finding the right fit for broker and conveyancer is essential I’ve learnt. Our broker was just beyond brilliant and I couldn’t recommend her and her team enough, they helped when the mortgage valuer came up with a stupid idea our house had subsidence, quickly got in a Structual engineer who diagnosed wear and tear and got all reports off quickly to the Santander who agrees with report and said they won’t hold any retention.JS21 said:

After a week of radio silence from the vendors, the EA has just got hold of them today and confirmed that they're pulling out of the sale and withdrawing from market. You'll find me sobbing in the corner in the corner with a bottle of wine 😭💔
if we ever move again I would use both of ours, our solicitors we found were great, it was my parents that were horrendous and their reviews online were shocking to say the least.My advise to anyone now would be research and find a great conveyancer before hand0 -
I am now hoping for exchange and completion today... if the seller can be contacted as he was uncontactable yesterday - here's hoping!2

100% agree with this! I know that everyone's experiences are different and that sometime it's just bad luck but seriously reading reviews and getting recommendations is so important, not just how cheap/expensive their services are! Both of ours were recommended by friends and family but we also read google reviews, asked questions beforehand about their capacity to work and what fees included before agreeing to proceed and were really happy with their communications!Firsttime2021 said:

I'm in the same boat as you. Just given authority to exchange this morning but i know the seller is notorious for not replying. Need to move tomorrow!! Hope you’re well, We just received our mortgage report from our solicitor and we have noticed a mortgage condition that my wife pays upwards of £3k of her student loan 30 days prior to completion!
At no point did we sign a Barclays declaration form to agree to this condition to repay any existing debts of which we have non apart from her student loan.
This has worried the hell out of us as any money saved is needed for the house renovations - we’re hoping our broker can sort this out, anyone else had this issue or can advise?Thanks 😊0 -

This was probably in the special conditions of your mortgage offer. The lender has seen all your financials and is concerned at the level of debt, so their mortgage offer is conditional upon paying this amount in order to secure the loan. The lender will expect evidence to show that the minimum of £3k has been paid prior to completion. I think you will risk the lender withdrawing the offer if you do not pay this.0 -
