    Solicitor just rang my boyfriend asking for authority to exchange - we both individually sent it in writing (email) as requested, 3 days ago! AAARRRRGGGGGHHHHH!!!"

    This is quite normal. My solicitor asked again for permission in the hour or so ahead of exchange despite written permission having been given a few days prior. Best practice, as things can and do change quickly.

    @amyr - I'm so thrilled to know that it doesn't get any better once you've actually exchanged!  :D:smile: Hope it all comes together so you can relax over the bank holiday.
    @caz_cardiff87 - really hoping you exchange today/tomorrow too, especially as your completion is set for a day before mine. You seem to be a little ahead if you are talking completion statements and paying fees. But yes, I feel your pain, I grew a human and birthed it in the time it's taken to sell and buy these houses! 

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Also note, that delivery of redemption statements is extremely quick for lenders on the Lender Exchange (for example, Santander returns them within minutes for the solicitor to download).  However, other lenders, not on the Lender Exchange, have their own turnaround times, including only posting out redemption statements or only actioning within 10 working days.  I have waited weeks to get redemption statements from some lenders, because they will not expedite or make exceptions to their turnaround times.  The final redemption statement has to be ordered once the completion date is known, as the statement must show how much needs to be repaid on completion day.  Ordering it too early means that the solicitor won't know how much to send the lender to clear the current mortgage.

    Incidentally, the authority to exchange has to be given every day that exchange might happen.  It's just to confirm you are happy to go ahead.  The fact that you gave your authority a few days ago, doesn't count.  It has to be on the day.

    Our statement is due from TSB, who are being terribly slow. Our solicitor has reassured us that, as we have no onward purchase, any delay won't affect our ability to complete. Doing my best to now sit back, relax, and leave it to the expert (as much as I've loved my poorly-executed role as armchair expert!).

    Thanks @Tiglet2 - it's just mine as boyfriend is staying with the same provider (porting the mortgage and adding me on), so hopefully that's resolved now. I can't imagine having to wait weeks for it by post, how on earth do you tie that into a fixed completion date?!
    @caz_cardiff87 - ha ha, thanks! Yes, I have 2 pasta-munching night wakers, and although one is almost an adult himself now they don't get any better!

    @Natbag every time I check this thread I look for the news that your saga is over! Fingers crossed for you.
    I am still in ‘enquiries’ hell with 3 outstanding with my freeholder who has taken 8 weeks to respond. Awful. Buyer is getting angsty as they want to complete by June 30th and EA is chasi me.  I’m in limbo as desperately want to confirm removal van and onward rental but want confirmation of Completion date before doing so. Chasing the freeholder daily is so draining. Deep sigh.

     Any news for you yet?

    I just emailed my solicitor a slightly polite but not too polite "chop chop love" e-mail... still waiting. I'm tempted to edit the original statement she sent me to the correct purchase price and send it back minus a few quid for taking on some admin for her.
    The upside i guess is, we are with the same bank so I can do faster payments and they will get it almost immediately so ... 

    i am not a patient person at all...
