purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Solicitor is unable to obtain the redemption certificate due to an unknown issue with our bank - 'it must be something bad, as it's locking me out the system and the man I spoke to on the phone'. MUST BE BAD. Whywhywhy.
Anyway. I've called them myself and it'll be faxed to my solicitor within the hour.
Sounds like an IT glitch, don't worry. It will get done, it has to. Keep nudging them. Or give the bank a call yourself

Pleased for some positive momentum on your side@Natbag I feel like a bit of a fraud on this thread as I have had it a lot easier than many, I've 'only' been in this process since mid-March.It just feels like an eternity as I had an offer above asking price within 2 days of listing from the perfect FTB with everything in order and in those early weeks I truly thought this would be done and dusted within a 2 months or so. How delusional. I've only ever bought a New Build before (over a decade ago) and it was very straightforward so I was not prepared for all this back and forth. The frustrating thing is the lack of transparency. I didn't realise my solicitor had been waiting so long for a reply to her enquiries until a couple of weeks ago when she casually mentioned she hadn't received a response since sending them at the beginning of April. So for the whole of April when I thought things were progressing they were not. In the past week, with me relentlessly stalking the Freeholder daily we've managed to get answers to most questions. I wonder how frequently my solicitor was chasing before then?She seems very laid back about the whole thing even though I've tried to convey to her the stress of not knowing when I can sign a rental tenancy or get my removal van booked. She replies to e-mails but never, ever picks up the phone. I have never spoken to or seen her. When she was sending her stock one line answers "I will update you in due course" for weeks on end I began to think she was actually an automated robot.0 -
@climbthatwallseegar - all welcome here, short or long journey, easy or complex. Last time we lost a buyer due to a down valuation but all went through quickly on the second buyer, six weeks done. I don't remember anything like this. Maybe having the new house means we forget/block it from memory! But I don't think anything can prepare you for this, especially when you hit severe delays/issues.
@amyr - it will come good, get packing!
@birdmadgirl8 - keep trying, you never know, otherwise maybe things will work out ok another way. I really hope so for you!1 -
How long does the Lender takes to review the final report from solicitor to give a green light to agree thats it's all fine and they are happy to release funds...so that we can xchange! It's been 3 days and counting!!!

Newbie here!I’m currently in the ‘long’ wait part of the process, waiting for the searches to come back before we can proceed!It sounds like a daft question but it’s estimated 20 days for the searches to come back has anyone for their back before this? And is it actually 20 days or just Monday-Friday they count as ‘days’.Also, what comes next?The wait is awful and being a FTB I want to chase up and get updates everyday0

@sw7 twice now I've been called by EA (two diff properties) to say we're close to exchange and have been no where near - its the false hope that sends me over the edge0 -

Got sick of waiting so called solicitor again - i don't care now, we are so close to the end so I'm gonna get pushy till it's done.
Said do they want their money and my deposit or no? Because it's ready to go and I don't know why they are holding things up because we are good to go. Was told to hold off and she will call back in an hour... !!!!!!0
