    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    Been lurking for a while but as I joined the forum to post another thread, I thought I may as well go public here as a FTB getting frustrated at the process...

    I don't have as in-depth histories as others here, but in short:
    • Nov 2020 - made offer, offer accepted, applied for mortgage and approved in 24 hours, valuation done in 48. Seller still needs to find onward purchase
    • Mar 2021 - seller finds onwards purchase, now their seller needs to find somewhere...
    • Apr 2021 - I casually ask for an update; suddenly we've gone from a chain of 3 to a chain of 7!
    • mid-May - EA calls to ask if we're ready to exchange. Mad scramble as we realise there's a 30 day redemption for LISAs and solicitors haven't started that process, plus mortgage is expiring
    • late May - LISAs and mortgage sorted after much stress, but turns out some solicitor in the middle hasn't quite finished enquiries....?

    So now we're just waiting and hoping. Because we're a few links removed from where the action is, neither my solicitor or the EA has much of a view of what's going on. Solicitor seems incompetent (and surprisingly lacking in attention to detail - surely one of the most important qualities of a solicitor???) but is at least quick to respond... although they play the same game as others on here where they pretend to not see questions in emails that I send.

    This thread is both reassuring and enlightening. Hope others have some luck this week.

    Ah you've had a long journey, but I guess the first 4 months were just waiting on your vendor finding a property - but to go from a chain of 3 to 7, you have my sympathies!
    Hopefully it won't be too long now, but as you say, in such a long chain it's going to be difficult to get any level of detail. Hopefully it will just all happen soon - fingers crossed :)

    Hi Everyone - technically I shouldn't be here, but events bring me back. On tenterhooks for you @Natbag and fingers crossed for you @Caz_Mnaz 🌼 Great to see others sorted & good luck to everyone waiting. 
    So, our vendors pulled out at exchange a few weeks ago. Scream & pull out hair, but get straight back to searches. Everything's more expensive than when we started, so renegotiated finances. Found another house we love quickly (didn't think it possible) with owners living elsewhere. Brilliant - deal could be back on! Buyers still hanging on & they're desperate to make SD deadline. We'd accepted that's not happening, but with a quick process (LA searches take 4 days according to nifty website) maybe we could do it. Anyway, put in offer...and it's been like pulling teeth ever since. Agent just confirmed sellers are thinking of withdrawing property from market. Argh!!!! How unlucky can we be? Now we're sure to lose buyers, as I know they'll want us to soak up their SD. We cannot move into rental for various reasons. Can anyone convince me that it's possible to sell and buy at same time, cos this is what we need to do? Yours miserably, birdmadgirl x

    @Natbag every time I check this thread I look for the news that your saga is over! Fingers crossed for you.
    I am still in ‘enquiries’ hell with 3 outstanding with my freeholder who has taken 8 weeks to respond. Awful. Buyer is getting angsty as they want to complete by June 30th and EA is chasi me.  I’m in limbo as desperately want to confirm removal van and onward rental but want confirmation of Completion date before doing so. Chasing the freeholder daily is so draining. Deep sigh. 
    'enquiries hell' - how accurately described, the enquiries seem never ending!!

    @birdmadgirl8 most definitely time to guzzle a bottle of wine, I won't judge you - I'm sorry you're having such a terrible time, its not over to they actually withdraw the property from the market right? could you perhaps find out why they want to withdraw and persuade them otherwise?


    @sw7 twice now I've been called by EA (two diff properties) to say we're close to exchange and have been no where near - its the false hope that sends me over the edge

    WHY is our solicitor so panicked whenever she calls us! Oh my stress. Isn't the bit between exchange and completion meant to feel more calm?! 

    Solicitor is unable to obtain the redemption certificate due to an unknown issue with our bank - 'it must be something bad, as it's locking me out the system and the man I spoke to on the phone'. MUST BE BAD. Whywhywhy. 

    Anyway. I've called them myself and it'll be faxed to my solicitor within the hour.

    @birdmadgirl8 - oh man, you're still on such a rollercoaster! Hope it works out, you were doing well on progress to hit such another big stumbling block. That is really unlucky :( Hope it works out for you.
    @Josephgousto - that's great that you've agreed to an exchange date, no idea why my solicitor didn't do that instead of just not getting it done one day after the next after the next. Happy packing!

    They are not the most optimistic of people, I've found. Mine even made my ex look positive, and that's no easy task! 
    Sounds like an IT glitch, don't worry. It will get done, it has to. Keep nudging them. Or give the bank a call yourself :)
