    Hah I sent a brilliant hysterical the other week, I played all 3 of my cards... Mortgage expiry, new job start date and dying (now sadly deceased) father...... Still didn't get me v bloody far!!!!

    @baileykxo - welcome! Hope those searches are back soon for you. I'd expect it to take the full time, and anything sooner is a bonus.     All sorted! She e-mailed the new completion doc and i sent the deposit and fees straight over - never have i checked anything as many times as I checked their sort code and account number, my hands are still sweating. 

    All set to exchange tomorrow, she just asked me to email her in the morning to give her permission to go ahead and she will call when it's done.

    @caz_cardiff87 That frightens me too! I'm so scared to send the deposit to the wrong account, ahah! May I ask you how did you send it? Were you able to send it online? I've been reading around about chaps payments to be sure it goes on the same day and to be sure you can send the whole deposit at once, and I asked to the customer service of my bank to understand how to best do it, and they were not helpful at all..... So I'm still not sure how I'll do that!

    @caz_cardiff87 @laura_lau I literally just sent mine from my current account via my app.... Solicitor emailed immediately to say they had it. They're going to have to send it back now though as exchange has been delayed until next week...

    @BountyBlink its not weird at all, it really feels like we're all in this dreary purgatory together, I spend way too much time on here checking on everyone's updates lol


    Also I've signed and returned my mortgage deed and sales contract, what else needs to be signed before exchange? I haven't received any title transfer docs yet ... 

    Laura - we are both with barclays so i just logged into online banking and sent it - its the faster payments service - they do it as standard if the receiving bank accepts faster payments too. she emailed straight away to say they had received it. You should be able to do a chaps payment via your online banking - if you have a google it will tell you the max amount and how to do it with your bank.

    cherrypancakes - she just confirmed she had everything she needed and asked me to send my funds over! I was getting worried thinking she was gonna call with another issue! So i'll be emailing her tomorrow with consent to proceed with exchange and will hopefully be able to chill this weekend before completion on the 2nd!

    Mine says it's confirmed for release on the 1st June ready for completion on the 2nd - they received the paperwork yesterday from my solicitor. Depends which lender you are with I suppose and if anything has been thrown up in the searches / enquiries.     Thats really awesome...I had past subsidence 20+years and this was picked up in the valuation too and the valuer from the Lender suggested it's fine and not ongoing etc and values at the sale price. Anyway, it's difficult to know whether the solicitor is actually waiting on Lender confirmation or they are busy anyway.
    Yeh mine is a small business - one conveyancer and a load of paralegals so she oversees everything. She's been doing completions most mornings, well into the afternoon to get people through before SD holiday ends. I did tell her we weren't in a rush as the purchase price is still way below SD fees and as it happened i couldn't book any time off work to move till the 8th 9th and 10th anyway but she said she doesn't prioritise any case and simply deals with them as and when there is something to do. The vendor wanted completion for the 2nd so i said sure, i have a nice overlap with my rental and can move over the three days little one is in nursery. it's only 6 mins up the road!

    That's now my exact timescale! 
    We’re also aiming for the 11th for completion! Although my solicitor hasn’t told me when we’re likely to exchange. I would very much like it to be ASAP because I’ll be moving into temporary rented after this and I currently don’t have anything booked, so it would be quite nice to have a bit of certainty!

    Moving house is just horrendous remind me not to do it EVER again!  Reading some of the posts on here and a lot of you guys have had bumpy rides that have just gone on and on I'm not sure how you've coped (are coping!) to be honest.  

    Although my sale has been relatively smooth and ultra quick (accepted offer on house 14th April and am expecting to exchange today and complete next Thursday (fingers and everything else crossed) so it will just be 7 weeks in total (nearly a record but a very short chain of 3 which I'm breaking).  I didn't find out this was happening until Tuesday evening so no removal company booked and no packing started!  Lady Luck must be shining on my because I found a local removal company who can actually do the day so fingers crossed we get there.   Just the packing to do now!  My furniture is going into storage whilst I move into temporary accommodation until my purchase completes (a little bit behind the sale)

    Although super quick and relatively smooth I have been a bundle of angst and lost a fair amount of sleep over the past weeks. 

    I have to say that my estate agent has been the driving force in getting all this through, they have constantly chased up all parties and no doubt sped things up.  They are a local firm and I can't sing their praises enough, well.worth their fee.  In my view an estate agents work starts once the offer has been accepted, not the actual marketing of the property which must be a doddle with Rightmove and Zoopla platforms, especially in the market at the moment.

    Somebody somewhere should be looking at the process of house buying/selling and redesigning the whole process in my opinion.  Maybe they are?  I know buying a property is a huge investment and therefore lots of hoops to jump through but the seller/buyers themselves just don't seem to have any control over the third parties dealing with the transactions and they are the ones going through all the stress!  Parties can just walk away until exchange of contracts without a penalty it would seem and exchange happens waaaay down the line.  I think this is a huge factor in the stress factor

    caz_cardiff87 regarding payment we could transfer the deposit for exchange via BACS online and the balance for completion over the phone via CHAPS (£17 fee).
    We are with First Direct.

    Bottom of our chain now threatening to pull out if we can't complete by the 4th June, still no answers about the issues at the top of the chain, and my solicitor is now on holiday until Wednesday. I am never moving house again once(if) this ever completes lol
