25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Is it reasonable to ask for a decrease in house sale price because our sellers haven't started any paperwork for their forward purchase even though their offer was accepted 9 weeks ago which means we will miss stamp duty?

@laura0289 we were going to save £13000 on stamp duty so quite alot. We wouldn't expect it all but anywhere between £5-10K would be nice. What baffles me is they would save on stamp duty to so I don't know why they aren't rushing. To be honest they bought the house 20 years ago and have made £330K from it, plus they don't have a mortgage so maybe it isn't an issue for them.0

@Natbag - I bet you can make a movie out of it...really praying for you to get it today so that you can enjoy next 3 days...My updates : Solicitor is saying that Lender can take unlimited time (especially at these times) in getting back to her final report and agree to release funds...not sure if I'll be able to make it before the SDH.

I just need to rant
My buyer had a valuation done on my house a couple of weeks ago, but we still haven't heard anything about the mortgage offer (my buyer hasn't heard anything). I had a valuation on my purchase yesterday (desktop) but the lender won't start underwriting until next week. Our local authority has a 9 week delay on searches. I've asked my solicitor if my buyer's solicitor has raised enquiries yet and have been met with silence. My buyer was very quick at applying for the mortgage and paying for searches, and seems very on the ball, so I'm grateful for that. I know everywhere is busy, but life is in someone else's (many peoples') hands and it's horrible.
I am SO STRESSED. I can't begin to describe how stressful I find it. I'm not new to it, I've done it a few times now but I think that makes it worse.1 -

@justwanttomove - nightmare, how did they not think to tell their solicitors they were buying somewhere else? Have they definitely found somewhere?
We've sent all of the property information through to our solicitors and had the info back from our sellers - everything looks to be in order so far, we have just one point to follow up on.
Our solicitor has instructed searches - how do we find out how long they are taking locally?
Definitely being led into a false sense of security about how well things are going.0
