  • Update: Nationwide have arranged a valuation for tomorrow, broker suggests they may go to offer by end of the week. Am I more or less home and dry?

    07/8 - Mortgage agreed subject to valuation (which shouldn't have any issues) - wooo!

    Buyers also not happy with October completion date proposed by my solicitor. I'm happy with mid September which is what they want though this may not be enough time for my purchase. If so I'll have to move in with parents for a few weeks and put furniture in storage. Not ideal scenario but hopefully won't come to that.

    Still not managed to exchange, after being pushed back from last week and the buyer insisting he can transfer the money over today we’ve heard nothing and their solicitor isn’t even answering the phone and it's already 3pm. Sigh. Meanwhile we're almost all packed now and are just itching to get on with it.

    now the real stuff begins, need to exchange within 20 days from now. so excited
  • Was meant to exchange last Friday (4th) ready to complete this Friday (11th) and move on the weekend. Still waiting to exchange but hoping for a simultaneous exchange and completion. Came across this site while searching online for some hope that this came still all happen before the weekend!

    Very frustrating that I'm ready to move and the house I'm buying is empty and yet we still can't get it all done!

    Good work getting the financing all sorted. How's the legal work going? 20 days will go by amazingly quickly!

    We had the deeds and contracts last week to read through, needed a few bits changed which we are waiting to be sent back to us, exchange within 20 days, and then wait for completion date as new build due to be finished 01/10-30/11. all new as FTB, going to site Friday to choose the finishing touches and get measurements for windows and carpets, so excited :)

    Our seller wants a month between exchange and completion. That suits us very well.

    The reason is that before exchange takes place you don't know whether its going to happen or not. So we don't plan to make any arrangements such as removal firms or notifying utilities etc until after exchange. For us, a month gives us plenty of time to get that all organised (well hopefully it does!)

    I can't remember our timeline now but on Friday we completed on our sale (yay!), put almost everything in storage and moved in with parents while we wait for our new build to be finished, hopefully at the end of the month. Mortage offer is valid until November thankfully. Its a small private development of just 6 houses so we got to have a look around at the progress and choose all our new kitchen/bathroom units and tiles etc at the weekend so feels a bit more real, and now we don't have the stress of selling we can sit back and wait :)

    Hi All!

    Thought I'd add my timeline here too, if only to keep me sane!

    29/04 - house viewed, told no chain and we are FTB
    03/05 - offer accepted!
    05/05 - mortgage app put in
    17/05 - mortgage accepted!
    08/06 - draft contract and title info etc received and initial enquiries raised
    16/06 - our searches back in, ready to exchange
    08/07 - after weeks of no response from vendors solicitor, we are now told they are actually purchasing somewhere
    09/07 - enquiries finally answered

    We are still waiting for the vendors purchase to catch up, they are waiting for answers to enquiries..!! I am so fed up of waiting now, it's so frustrating when there is nothing we can do. I ring the estate agent every week but get told the same thing!! We go on holiday a beginning of September so really hope we complete before then!
