    Solicitor wasn't pushing me to do it so quickly.. Thought I would get the ball rolling with those as a friend told me that put his exchange back a week or so.. Solicitor said they would review my file and see what more information was needed from the seller.. But still no reply although I emailed them today letting them know about the ISA's.

    P.S. Anyone with a HTB ISA with Barlcays, you have to wait for a closing statement in post as they don't give you one in branch.. Lloyds do tho, just a heads up incase you want to prevent a hiccup.

    05/04/17 Solicitors Instructed
    04/05/17 All pre contract info sent over to us
    05/05/17 Completed and returned
    Chasing every day for contract draft etc .....
    still chasing ....
    26/06/17 Seller FINALLY gets everything over
    28/06/17 Searches submitted
    12/07/17 All searches back and received local authority was taking ages! so I called the council who said they couldn't not advise as I had not ordered it direct . Amazingly our solicitor received it within an hour of my call :rotfl:
    19/07/17 Solicitor raised enquiries and sent to seller solicitor
    Seller solicitor on holiday for 1 week , its a one man band and a PA by sounds of it !.
    26/07/17 Phone seller direct to see his view on what is happening states he has got to have a look at his emails ! **Bangs head on wall** politely reminds him our offer is only until end of August otherwise we will go elsewhere as been VERY patient**.
    01/08/17 Our solicitor chases his solicitor for an update . PA tells her he is looking as the case file .
    04/08/17 Ask mortgage broker to amend mortgage offer address
    07/08/17 I chase for updates advised will chase them again .....
    08/08/17 Mortgage broker advised everything ok amended paperwork will be sent out
    09/08/17 Other half is going to call as our solicitor again today and the seller to see where we are at !.


    *Update*
    09/08/17 Received completion statement and have been asked to transfer deposit across (We are still awaiting the enquiries ) then we can exchange ... apparently the sellers solicitor was not very nice on the phone to our solicitor.

    So we are supposed to exchange tomorrow but I only received the Land Registry Title Deed Transfer yesterday which I've signed and sent back today. Can you exchange without that or is that more for completion?

    More for completion as you normally exchange contracts first and then prepare the Transfer
    Whilst possible to exchange and complete same day it is very rare that conveyancers will agree to do so

    25th July Agreement in principle
    25th July Offer put in on property
    28th July Offer accepted
    28th July Mortgage applied for
    28th July All documents needed for mortgage sent through
    4th August Mortgage approved subject to valuation

    Valuation booked in for 16th August (they couldn't do it sooner)

    I am at this point but I so want to be in by Xmas if all goes well!
  • Timeline so far (as I want to join the conversation).

    15/06 - Boyfriend comes home from work saying he's seen a house online even though we are not meant to look until November :eek:
    19/06 - View house after we've looked online with the view of going in to point out everything that's wrong so we have to wait until November to house hunt as planned... That failed :rotfl:
    20/06 - Offer made as all the negatives we can change once we are in and we say in the offer we've not got DIP yet as we weren't meant to look yet but it won't be a problem (due to checks we've had a look at earlier in the year). Offer accepted same day provided DIP and everything else ok when we nip in at the weekend after our meeting with a mortgage broker we've chosen :j
    24/06 - DIP and mortgage approved, drop everything off, house is now marked as Sold STC :beer:

    Everything has been moving along nicely and so far with no issues (apart from one panic when the vendors wanted to rent the house after the exchange date, we said no). The estimated move in date is meant to be the second week of September but as the chain is not complete I reckon it'll be later than that.

    To be honest I'm relaxed about the whole thing, we're renting at the moment and not given our notice yet in case things are delayed and we can afford to pay the rent and mortgage at the same time with an overlap.

    We're first time buyers by the way and not sure if the best plan was to go in with a viewpoint of finding things wrong rather than things we liked but it seems to have worked and we've not had any second guesses.

    My boyfriend's left the paperwork to me, he's got finances and arranging the movers and packers. It's worked well separating what we can and he's happy not dealing with any insurance aspects and that I understand all the insurance wording as it's my job (in real life, not just this house purchase :rotfl: ).

    Offer accepted by me and my offer on house to be purchased 18/7
    Solicitors instructed & mortgage AIP 21/7
    Full mortgage advisor conversation & go ahead 25/7
    Memorandums of sale received 27/7
    Solicitors paperwork received 29/7
    Solicitors paperwork returned & search fees paid 31/7
    Intermediary panic due to purchasers seemingly going survey crazy booking one but them then cancelling leaving me in limbo for 24 hours with no explanation before another calling to book in
    Title plan signed and returned to solicitors 9/8

    Its a 3 house 4 party chain as my purchasers house is being bought by an investor & my sellers are moving in with family to wait for the right house as they have a very specific area they want
    I've already got a lot of the house boxed up & and most excess furniture sold in case it moves really quick & also as I'm trying to start a self employed business while being absolutely run off my feet in my day job, still isn't moving quick enough for me though lol
    - Mortgage: 1st one down, 2nd also busted
    - Student Loan gone

    Agh, ours is all up in the air. Somebody further up in the chain is threatening to pull out if we don't complete by the 18th (very unlikely now!) as we're the second buyer of the flat so everybody at the top has been waiting a while.

    The garden is on the lease plans but not on the LR titles so our solicitor says we need a deed of variation, which the freeholder might not agree to.

    We were SO CLOSE! Fingers crossed this is all in motion, solicitor has been chasing seller's solicitor to see if there's been any movement but haven't heard anything yet.

    I hate this bit where we can't do anything and just feel helpless! Hopefully it was an empty threat further up the chain. I completely understand their frustration but we've done everything we can to get this all done as quickly as possible... and if our seller's solicitor hadn't taken 6 weeks to get us the draft contract + other paperwork (which turned out to be 15 months out of date) then perhaps we'd be done by now. Frustrating :(

    My fault for ordering boxes, though... ;)
