    Latest details only Full timeline is available on Awaiting Mortgage decision
    13/7 - DIP from Halifax after previous mortgage offer had expired and company were throwing unreasonable conditions in - There had been months of enquiries and answers in the previous 4 months and we were days from exchanging.....
    15/7 Application in
    26/7 Valuation
    1/8 Offer from Halifax - two enquiries only which our solicitor already had the answers to
    7/8 Mortgage deed signed, witnessed and returned to solicitor Deposit money is with the solicitor....
    2.88 kWp System, SE Facing, 30 Degree Pitch, 12 x 240W Conergy Panels, Samil Solar River Inverter, Havant, Hampshire. Installed July 2012, acquired by me on purchase of house in August 2017

    Alright I'll add my timeline too:

    22/07 Viewed house
    24/07 Put in offer, offer accepted
    31/07 Mortgage application sent in
    04/08 Nationwide valuation

    And that's it so far. I can see I'm going to be getting impatient along the line!

    Was ironically in the queue at Nationwide when I got the message lol

    Collected my HTB ISA closing statement for solicitor.

    Can't believe I applied on Wednesday and have offer on Tuesday!

    In terms of the loan it would be secured against the correct property when the solicitor sends off the registry details etc. (They have correct address). I have just asked our broker if Halifax are to amend this will it go through the whole process again hoping to exchange this month..


    Halifax's valuation was done at the correct property and has the correct address on their valuation report so therefore this I would hope is just a clerical error that can be amended in 10 mins!.


    Hope everyone is getting that little bit closer. I was thinking we started this process in April however it was MARCH after looking through old paperwork ! definitely dragging this one out one thing after another for us as FTB I am put off for life! :(

    24/03/17 Mortgage broker submitted application
    24/03/17 Valuation Booked
    29/03/17 Valuation completed
    03/04/17 Mortgage offer received
    05/04/17 Solicitors Instructed
    04/05/17 All pre contract info sent over to us
    05/05/17 Completed and returned
    Chasing every day for contract draft etc .....
    still chasing ....
    26/06/17 Seller FINALLY gets everything over
    28/06/17 Searches submitted
    12/07/17 All searches back and received local authority was taking ages! so I called the council who said they couldn't not advise as I had not ordered it direct . Amazingly our solicitor received it within an hour of my call :rotfl:
    19/07/17 Solicitor raised enquiries and sent to seller solicitor
    Seller solicitor on holiday for 1 week , its a one man band and a PA by sounds of it !.
    26/07/17 Phone seller direct to see his view on what is happening states he has got to have a look at his emails ! **Bangs head on wall** politely reminds him our offer is only until end of August otherwise we will go elsewhere as been VERY patient**.
    01/08/17 Our solicitor chases his solicitor for an update . PA tells her he is looking as the case file .
    04/08/17 Ask mortgage broker to amend mortgage offer address
    07/08/17 I chase for updates advised will chase them again .....
    08/08/17 Mortgage broker advised everything ok amended paperwork will be sent out
    09/08/17 Other half is going to call as our solicitor again today and the seller to see where we are at !.


    And to those hoping exchange is going to be done in a certain timescale I really hope it works out for you however we was told 20 days! we have found the littlest things take the longest to sort.... it will now be the 6th Month for us so I wouldn't bet your money on anything when it comes to Solicitors and sellers and I definitely wouldn't book removals etc until exchange (personal opinion)!!.


    Hopefully I will have some good news next week .

    We're close to exchange... but also now not, because the garden (flat with leasehold) isn't included on the Land Registry title. Am I right in thinking that's very much not a quick thing to fix?

    similar to us then!
    we should have been in a long time ago, definitley should have exchanged last week latest but for whatever reason we still have not exchanged and have been told (fingers crossed)
    we should be able to simultaneously exchange and complete tomorrow, yippeee!
    but given the rollercoaster ride so far i am being pessimistic now, whats the saying "it aint over til the fat lady sings" well i cannot hear any singing and the minutes keep ticking by...
    hopefully the solicitors can deliver for tomorow as we are living in virtually a couple of boxes whilst everything is in storage due to us being packed about 6 weeks ago when we were told we would be moving out :(
    When the chips are down, go for broke and put them all on Red!:p:beer:

    That is exactly what we are trying to avoid by having a month between exhcange and completion. Who knows when our fat lady is gonna sing thought !

    betsycat I suspect not but all depends on how it has happened and what the remedy is. Worse case scenario is if the leasehas to be varied to include or a new lease drawn up. Best case is if it was a registration error and the existing lease includes.

    Either way when the seller applies to have the title 'corrected' they need to include details of the onward sale and ask us to consider expediting the application. The solicitor involved should be able to advise on the above though and what needs to be done and possible timescales.
