    28/6: Offer accepted
    30/6: AIP (wrong way round, I know!)
    06/7: Lender valuation completed and mortgage offered
    14/7: Full survey booked (for w/c 31/7)
    15/7: Draft contract/Property Information Form etc. received
    17/7: Questions on the PIF sent to solicitor *
    20/7: Searches started
    02/8: Searches back

    * e.g. Vendor had marked 'yes' to conservation area, then crossed it out and put 'don't know' —a quick Google tells you it is in a conservation area and therefore the side extension would require planning permission... which I haven't seen!

    The searches came back today. All seems fine except surface water flooding within 250m which I knew would be the case - the house is 20+ ft above the area where the flood risk is indicated. There's also a demolition enforcement notice under section 215 of the town and country planning act from when the house was derelict that hasn't been removed yet.

    Trying not to be excited as there's still a lot that could go wrong as it's a 140-odd years old, underpinned etc. so we'll see...

    Today is the day we were meant to have completed but we still haven't exchanged and our buyer is being a royal pain in the !!!! and throwing a hissy fit saying that as he is a cash buyer the completion date should be his choice (you what?) except he is buying it to rent so what difference does it make to him, we're the ones who need to move out of one house and into another in a really short amount of time (our sellers have already got their new property) so need to get van booked, time off work, postal redirect etc. He doesn't want to exchange before going on holiday, but then he is on holiday for 2 weeks then it's a bank holiday so we're basically looking at September. MADNESS. We had two cash buyers offering asking price when we went on the market and I'm really wondering whether we should have gone for the other one (or perhaps she would have had a whole host of problems too)

    I wonder if your buyer talks directly to you or via an estate agent or solicitor only? I'm convinced in general its better to have a direct line of communication but having said that in our case our vendor is an elderly lady without email whose son is apparently managing a lot of it but their EA seems reluctant to give me any contact details and I don't want to rock the boat too much.

    Regarding this guy not wanting to exchange before going on a 2 week holiday I'd be wanting a better explanation because he could exchange earlier and just request a longer completion date. I'm no expert but to me that sounds like he wants to think about the whole thing whilst on holiday (and while you sit and wait)

    I've not been keeping up with this thread since we're now at week 18 since our offer was accepted with another 3 weeks to go until exchange. Must remember to sign the contracts and let the solicitors have them back. Half our money is also with the solicitors, we were thinking we were going to complete 3.5 weeks back. Need to work out what still needs to be transferred from which accounts and when to make up the rest.

    Sorry to hear your purchasers have pulled out happytails, can only hope you get a better offer come along.

    Have been buying stuff for the new house, we've got about 12 days to turn it around for rental (we will live there eventually but not just yet). If we don't get to the finish line we're going to be stuck with a whole load of lampshades, paint and wallpaper which can't go back to B&Q as it'll be more than 45 days since purchase. Ho hum, that'll be the least of our problems!

    Happytails sorry to hear your buyer pulled out. That's a nightmare. It makes you wonder if there was more to it because you had made every effort to meet their demands. Good luck with finding a new buyer and hopefully they won't mess you around.

    Pupnik we have an investor buying ours too and he wants us to complete and rent the house back off him before our house purchase completes. I feel like that would put us in a vulnerable position though so want to avoid it. I honestly though an investor would be a less stressful buyer but I feel mega stressed about the whole thing now. Hope your buyer stops mucking you about and you get your completion date.

    Direct communication only works until matters become fraught. Then it's better to have impartiality in the middle ground to negotiate and reconcile. Personally I'd never deal direct. As people aren't always as good natured as what they seem.

    Thanks Thrugelmir. Always nice to get an opinion.

    I'm still on the fence about it though. If communication is good, you wouldn't get the situation of people waiting for weeks without knowing what is going on. Or you might also avoid the (apparently frequent) case where one side thinks the other is being totally unreasonable. Agree it does depend on the personalities involved so not always a good idea.

    Nothing from our solicitor this week so far. Its been two and a half weeks and I've noticed they tend to update us only on Thursday afternoons so wondering is their system to only open the file one day per week ? If we get an update or request for something tomorrow then that would be looking more and more likely!
