  • Reading this thread has been so informative, sometimes in a terrible way and sometimes hopeful!

    I'm a first-time buyer and my offer was accepted this week - so far it all seems to be going to plan, but we're only a week in so I'll see how we're doing a couple of months down the line!

    Got a copy of the searches and solicitor report. No issues from searches apart from it says the house is in an area at risk of surface water flooding. Looks like this risk is low though and I’m hoping it won’t be an issue. The house is nowhere near a river/sea so not sure where the risk is from as it’s on a small newish housing estate near a number of fields. 
    2 enquiries away from being able to proceed to signing docs and agreeing an exchange and completion date. Just need vendors solicitor to pull their finger out and sort these last two bits. 
    So glad my stuff is packaged and in storage, the stress of packing up and cleaning when I sold my house was awful. Really don’t want to do that again in a hurry.

    I think every house in the country comes up as risk of surface water flooding on the searches so I wouldn't worry too much :) I can't wait to get packing and cleaning although grateful I only have a few rooms to do lol

    I've been reading this thread for a while, it's been very informative! Very tentatively joining as it seems we've finally given our lender all the required information and we should get an answer from them next week (after a very stressful 2 months of waiting!) My solicitor was instructed the week we put our offer in as we didn't anticipate the problems we have had getting a mortgage offer so I got a notification yesterday that all searches are now recieved. I haven't been in touch with my solicitor at all yet due to the mortgage offer, so I'm wondering if we will now receive any paperwork from them? It says enquiries have been sent to the seller but the responses aren't back yet so will they wait until that happens? Feel so clueless!

    This was me in January! I was like oh !!!!!! 😂 it's almost worse when you're all ready to go as the time passes soooooo slowly

    They should update you with answers to enquiries once they receive them and a report on the search results if not already done. It might be they’re not prioritising your case with the mortgage offer not being back yet. 

    Over the last couple months I’ve emailed my solicitor fortnightly for updates. Things only seem to get done when I email so if you don’t have any updates it’s always worth an email. 
  • Hi all :) 
    my first post here , I’m in a small chain. 
    My buyers are first time buyers and the house I’m buying has no chain. 
    I’ve got back my mortgage offer and searches this week. 
    The mortgage offer took almost 3 weeks , so that was worrying. 
    But the searches came back after 8 working days. 

    I’ve booked in a home buyers report for the house I’m buying , but the company was only able to book me in for the 18th of May :(:smile:

    My buyers not getting one done , they also got their mortgage offer back. 

    So I really hope we could exchange after I get that home buyers report back 🤞🏼

    It’s my first time buying/selling alone so really nerve racking. 

    The house I’m selling was bought with my husband , who was dealing with the buying part. So I never really paid much attention. 
    But he passed away a while ago , and I decided to sell it. 
    Kind of like a fresh start.

    Welcome to the forum @rakoczigabi :) things are taking a lot longer we're finding so great that searches are back but solicitors might take a little time to get responses to enquiries etc
