    It's just a case of waiting for the searches to come back and see what enquiries it throws up, and wait for them to be resolved, sign your papers, agree a date, draw up your deposit and exchange - I think :)

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Sorry, it is not acceptable.  Your buyer's solicitor acts for your buyer and has no contract with you.  They will not respond to your email and will likely give your solicitor a ticking off and tell them to tell you not to contact them.
    However you could ask your EA to contact the buyers solicitor, and could ask your solicitor to chase them up on your behalf

    So frustrated with the situation! we were supposed to complete before the first SDLT holiday 31 March, then the buyer raised a query which delayed it all, and now we have everything back we want to complete 30 April, they said no as they want a Survey to be done! So they said complete 6th May, which we said OK.... then what happens?? they booked in survey 5th May?! i've gone back to let them know its unacceptable and they need to book it this week or early next week!

    If you hear of a murder in London... it's me murdering our buyers!
    My buyer is having a survey also.  It's booked for 4 May as it was the first available date (and it was booked a few weeks ago).  Seems they are all very busy.
  • It never rains but it pours. Newest issue is received a letter from the freeholder of my property (flat) this morning informing leaseholders that cyclical internal decorating will be carried out in the building. Cost is yet to be confirmed. This will freak out my buyers for sure, they have already sent a series of questions about the service charge and their solicitor wanted to see every service charge statement for the past 5 years.

    How often do you all follow up with agents? I'm messaging or calling weekly but tempted to do it twice a week now we are getting closer to exchange.. is this too much?

    After waiting two weeks for our EA to give us an update on the buyers. We mentioned to the EA we are buying through and they managed to get an update the same day!
    All searches are back both sides, just sent my replies to the enquires (Thank goodness I saved paperwork as only have physical copy of an Indemnity Policy and Dropped Kerb approval from council) and now filling out the Land Registry/Stamp duty etc forms.
    Feeling more likely to get through the Stamp Duty! Joined all the local Facebook groups where our new house is, can't wait to be actually involved in the community etc.

    Once a week from me. Might be worth chasing the Solicitors or getting the ES on the other side of the chain to ask.

    My EA updates me maybe every 10 days but the EA for the house I'm buying is ON IT and goes down the entire chain every week asking where everyone is and feeding back to me and the seller. She's def earned her commission!!
