accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

So my purchase took an interesting turn yesterday. We were set to exchange when the top of the chain of 3 said they couldn't as they could not move out on 28th. There was a lot of confusion as they were meant to be moving in with parents. My vendors EA thought maybe they changed their mind and were now going to rented but it was too late to find out last night.
I have spoken to the Estate Agent this morning, it turns out that the moving in with parents was meant to be a temporary thing while they bought another house, they have only just found out that they cannot move their mortgage over if there is a gap between selling and buying (that seems obvious to me) so at the last minute they refused to accept the date.They are saying this will take two weeks as they are purchasing somewhere and have an outstanding query on FENSA certificates, although no one was aware of this until yesterday.
I explained to the Estate Agent that I am not happy about this as we have gone from a chain of 3 to a chain where we do not know the size, and how can we trust the top of the chain saying 2 weeks when they did not tell anyone they were buying not moving in with parents. They then said that apparently the second seller in the chain has said they will be willing to move in with relatives if it looks like the sales may fall through. So I have asked my solicitor to request we complete next week or we start looking again - I have no intention of looking again but the EA thinks it will work. They also suggested our seller may move into their static caravan if needs be as they have already cancelled utilities etc.Fingers crossed.0 -

Sorry, it is not acceptable. Your buyer's solicitor acts for your buyer and has no contract with you. They will not respond to your email and will likely give your solicitor a ticking off and tell them to tell you not to contact them.0 -
Do you have to keep ringing and hassling conveyancers to set up completion? Mine are dragging their feet now.0

Still no response from the EA regarding the damp/rot issue. I'm assuming the Seller is not willing to comply with our lenders request and fix this problem but I wish the EA would just confirm this so I can move on and resume searching for another property. I asked my solicitor if she can ask the Seller's solicitor for a response either way and no response from her (my solicitor) either. I knew everything was going too smoothly. Sigh.

@bigkenny1975 - ah what?! What a nightmare. Definitely push on that. It just seems like so often too many people in this process are not at all transparent/open, you base your decisions on one situation, and you only find out very late on that it's not like that and there's an issue/delay.1

Thanks @Natbag my solicitor, my vendor's solicitor, their vendor's solicitor and 2 estate agents are all fuming. I've seen some of their emails between each other and all are confused at how it could get to this.

Hello, I feel like I can finally join this thread after a few weeks of reading only. Viewed a property 26th March, offer accepted 31st March. Our mortgage advisor has just called to confirm valuation all ok and application accepted and on way to our solicitors. We instructed our Solictors to carry out their searches 15th April so that’s already underway and they’ve already advised the sellers solicitor is drawing up contract. Survey booked for week commencing 10th May. The property is empty, we have no chain and I feel like I can finally breathe now. What happens next in terms of exchange and completion?0
