Hi @ Land Registry,
Hope you can help with two separate questions.
A) Property number TY577165, this property was sold by deceased brother who also became the lender on 16th 2020 November. Brother died on 16th of February 2021, to date the debt is still outstanding with no money ever being repaid hence as the only beneficiary we would need to change the name on the charge.We sold this property TY407768 on 20th February 2023, this initially had three charges on it, we paid the amount outstanding on two of these and both have been removed.
However we had great difficulty in locating who owned the last charge to Northern Rock PLC, this had now been accomplished. We received an alert on 11th January, alert ref 4122778, could you verify that this was an application for the charge removal please.
What is the estimated timeline for the official removal of the above charge, thank you for your help.0 -

Can you please tell me current timescales for an expedited application?
It is a property that I am purchasing that the current owners are registering before the sale. It is an older property that has not been sold since registration with land registry became compulsory.

Hi, I bought a new build in 2021, just out of curiosity I did a land registry quick search online tonight. There are two results showing under my address, the first one is correct, property address, description and sale date and price all match, however the second result shows my address as the property address, but under property description it shows a different house number on the same development. Also the date sold and amount sold is different to mine so I am assuming it is for the other property. Do I need to flag this up to get it removed as its showing up under my address, and if so how? Thanks0

Just an update for anyone who is removing a form A restriction as there’s a lot of questions but very few anecdotal responses on the internet. Took about 6 weeks and that was around Xmas even with a delay caused by a very specific issue. All the advice saying don’t overthink it etc is very true. Just tell the truth and sign the forms and you’re good to go. Thanks again to land registry for the sage advice on here!0
