I am purchasing a property that has not been previously registered. The latest update which has been passed down from the vendor’s solicitor is this.The application has been expedited. Land Registry sent a requisition to (solicitor) which they didn’t receive, but they have followed this up and now have this. There is an issue as Land Registry are stating they cannot locate the property despite the documents and plans they have been provided with.
What does this actually mean? They haven’t said anything about how it will be resolved or given any indication of how long it might take.Thank you.0 -

We have only found this out through response by LR to our request for information on here
Our conveyancer is useless, he's declared to me that he's never dealt with a case of an unregistered property before. He is not chasing and don't seem to be doing anything to know exactly what is going on. EA progression team did told us there was a request for more information by LR but that it was responded to already, and are only waiting for LRs response, but this turned out to not be the case
Shouldn't my solicitor be asking what really is going on, and getting to the bottom of where the miss up is?
We really are getting frustrated not knowing exactly what is going on. We have all searches done, mortgage offer in place, just this holding up everything, we are FTB, no chain of any sort

Hi, i own my property with no mortgage. It was bought in 1995. I’ve downloaded the title register and plan , are these documents classed as the ‘Title deeds’? Or are there other documents required to sell the property when I pass away.
also, is there a document which shows the boundaries and which I am responsible for?
Any advice greatly appreciated, thank you in advance0 -

You don’t need the copy to sell. Your buyer will get their own current copies from us
The title plan shows the general boundaries. Not all titles refer to whose responsible for boundaries

We own an old end terraced house & 10 years ago we bought the land at the side of the property.
Although this parcel of land is on a seperate title will this cause future conveyancing issues?
The parcel of land together with our property are in same names as myself & my wife. There are no rights of way/restrictions on the land either.

had an offer accepted on a property , on the 1st march.
Property was on the market for over 6 months
Before my offer.
To buy this property I am selling mine, I have no mortgage owing so will be using the equity to buy the new property outright.
My buyer is ready to exchange
as am I and the seller of the property I am buying.
However.
it was discovered during the conveyancing of my sale, that an old charge that expired in 2019 was not removed
We know who this was and have alerted them
they have confirmed the expiration and have requested the remival
the land registry have also been made aware
and have issued docs for the council to return and they can then remove
in the meantime we are stuck
the council were alerted in January to this
And are now putting my sale and purchase into jeopardy.I do not know what to do
the DS1 application for removal was submitted February 1st
with an application to expedite submitted on the 13th February.
this was approved by land registry
but it seems nobody knows what is happening or who’s got to do what0 -

@Land_Registry could you help please. My OH and I want our current property in joint names with 50% ownership so that we can both leave our perspective halves to our own children (We have a blended family) He had the land and I paid for the construction of our conversion.
What forms do I need or would it be better for my solicitor to do it ?
