    Good Morning LR, please could you take a peek at SF324674, we are being told that all has been provided to Land Registry and as far as they are concerned there is nothing else outstanding, and they are unable to advise when LR will update the records. Can you shed any further light.  We are slightly sceptical given the length of time this has been trundling on thus far.
    We haven’t got everything yet and issued a reminder on 23rd June to that effect. I’d suggest the lodging conveyancer gets in touch to confirm

    Rough worse case scenario 4-5 month wait. A coroners interim death certificate is acceptable.

    Firstly can I say so so grateful for having been directed to this Forum and for the advice being given.  :)

    I am back on my forms this morning. My husband dealt with the field hence I feel so unprepared. Anyway the good news. I spoke to his cousin and he sent me a copy of a TP1 form which was completed when their mother died and their share in the field passed to them. The land is held in trust with the shares distributed how we thought and all done properly. My first question is a simple one, to which I think I know the answer. Should I be filling in a TP1 form and not the TR1 because obviously only part of the title deed is being transferred. The cousins remain the same? 
    Enough money to live on so retired early...planning to see where life takes me:D

    Form TP1 would only be used if you were transferring an actual part of the field. 
    You can’t transfer a share of the whole field as the legal title is always dealt with as a whole. I read your posts as you wanting to transfer the whole of the legal ownership from the current registered owners so that would be a form TR1. 
    The transferors would be the current registered owners to the new ones as transferees.

    TR1- the three of them transfer the whole of the title to you and the two cousins
    You need forms AP1 and identity verification as appropriate using forms ID1/ID3 
    Please do read though all the online guidance, forms and PG 67 re identity version. If you do to that first you may struggle

    My property was part of my mother's property until 2013 when it was separated legally using maps and solicitor to describe the separation. They are rural properties with hedges on two sides, so it is about 30m wide garden.
    The garden of mine is measured as 20m from my house, Another five metres it would make such a difference.
    My mother died earlier this year and we are waiting for grant of probate. My brothers are the two executors.
    The boundary has not been determined, only drawn on a map and referred to in the separation text.

    So how do I get another five metres of garden and how long does this take? Do I need a solicitor or surveyor?

    Hi @Land_Registry sorry I'm phrasing this question in rather vague terms, mainly because of threats and actual assaults I'm reluctant to give away too much identifying detail.
    The very large garden of an old house due for demolition has been partly split as the owner has built houses, about 8 planned in total. 
    My house was sold about 8 years ago and separated from the main plot by TR1 and a second house followed a few years later. 
    Another house has been tenanted but there is no separate Land Reg entry for it and the house is mortgaged quoting the original land plot and house.
    Is there a requirement for the tenanted house to be split and registered separately from the original plot other than a transfer to an new owner or co-owner? 
    Technically the new house is still in the original ownership but there is now a buy-to-let mortgage in favour of the owner's limited company.
    I've been checking for a separate registered title for a few months, but there's no entry for the new address.  I am looking into general fishiness but possibly I'm barking up the wrong tree.  I'm particularly interested in any new covenants for the new plot to see if they mirror those of my own house.     The registered owner will need to transfer the land to you 
    https://www.gov.uk/registering-land-or-property-with-land-registry/transfer-ownership-of-your-property
    As it’s part of a larger property it would be a Transfer of Part (TP1)
    Once submitted it will wait on average 14 months to be processed. But your ownership is protected post-completion once submitted to us 
    We would always recommend using a conveyancer but you don’t have to
