    It’s still with us. It’s not been expedited. The applicant has however requested expedition via the case itself. That won’t have been seen as it’s the wrong channel to use. 
    I’ve now flagged it with colleagues to expedite it so it should be considered in the coming days. Everything then hinges on it being in order

    Im in the process of purchasing a house, got my mortgage offer but the vendors solicitors still havent gotten the draft contract ready.

    They've just reported that theyre in the process of getting title plans for the property as its not registered. From your experiences how long does this process usually take? 

    Would they need to first register the property or can they just obtain the original deed/title plan for sale?

    Dear All. I have had so much helpful advice on these forums before I am trying again.
    Essentially my husband passed away in Feb 2022. I have the grant of probate and am the sole executor and the sole beneficiary.(Did probate myself)  My husband owned a field with his two cousins inherited from his mother . His cousin mentioned to me that I had not changed the name on the land registry.  I have spoken to the land registry and there are two forms I need to fill in AP1 and TR1 . However, despite being, I think, a relatively intelligent human being I am finding these forms difficult to fill in 🤦🏼‍♀️.
    I contacted a local solicitor and they want £1000 plus to get the name changed. I completely understand they are the experts and I am paying for their expertise but this sounds excessive when the land registry fees are £45.  I have already got a copy of probate certified and filled in most of the forms.

    So for example on AP1 it asks who is the transferee.....on the land registry is my husbands name and the two cousins names are they all transferees or only me? In the execution box does it only need my signature or all three of us?    

    I cannot believe it is so difficult to get the name changed on something that is legally mine and over which there is no dispute. It is really causing me a lot of stress. Can anyone help ? The land registry people said I should be able to do it myself but.......


    I had originally posted this in a different place but was advised to repost here........I haven't looked at the forms for a couple of weeks as I was finding it so stressful🤦🏼‍♀️ but tomorrow I am going to put my big girl pants on and hopefully ask some specific questions

    First registration I'd done on completion normally. They get the paper title plans from the owners

    Good morning. OK so this morning I have gone back to the forms..ignore my question above, I am starting with form AP1.

    To recap. I have probate for my husband and am the sole executor and sole beneficiary of his estate. He owned a field with his cousins and one of them recently reminded me I need to change the name on the title deeds to the land.(there is no mortgage)

    So some specific questions.

    Panal 8 3rd party notification. Do I need to put their names there...they know I am doing it.

    Panel 9 address for service. I assume here I do put all three names and addresses.


    Box 14 I assume I only put my name in this box and that I have no conveyancer?   Then do I have to send evidence of identity as I am sending a certified copy of probate. (I think on one of my calls to the Land registry office they said this was enough)

    Wait time on first registrations is a long time. So if selling they’d need to request expedition to reduce the wait time to hopefully a few weeks 
    Whether they need to usually depends on the buyer/mortgage lender. You can but unregistered properties but all about how the unregistered risk is assessed

    The legal ownership has passed to the cousins as the surviving joint owners. The land didn’t form part of his estate as a result. 
    So if you want to update the register to include your name then they need to Transfer the whole title to you plus them

    Panel 8 - you can put their details in but no real need
    Panel 9 - yes re the three of you and which contact details you want on the updated register 
    Panel 14 - yes re each of your details. You’ll need identity verification for all three of you 
    You’ll need to include an official/certified copy of either death certificate/probate to confirm your late husband’s death

    Land_registry thank you so so much. Sorry one more quick question. How do I send identity verification for his cousins? We don't actually live close to each other.....Can they send it to me or should they send it in directly
