Good morning LR.  I am purchasing a property.  It is currently now on hold (1 step before exchange) because 2 of the title documents are the same, and we require confirmation that they are and for the discrepancy to be corrected on the official copies.  This was sent last week on Wednesday.  We have a short timeline to complete, and this is a bottleneck.  It has been expedited.  Please confirm how long it may take to resolve end to end, and if this can be resolved quicker?

    Title number: K666963
The title has a conflict re the date quoted in two connected entries. The request to amend it was submitted 9th June and it may not be considered/amended for a couple of weeks yet as the old paperwork will need to be retrieved and checked.
I’ll flag with team to see if someone can assist sooner in circumstances
Thank you for your swift reply.  Could you please confirm if this is a couple of weeks from today, or from the 9th June?  It would be great if someone can assist sooner for this, as it's urgent for us.
A couple of weeks from now. But I said I’d flag with colleagues, which I have. Looking at it, without the historical paperwork, it is a simple amendment but I’ll know more tomorrow hopefully.
    Hope that makes more sense
I really appreciate this, and I look forward to hopefully hearing from you tomorrow.
The register has been amended and the conveyancer notified

Thank you so much for pushing this through.  I am really thankful.

Good morning Land registry, please could you confirm whether requisitions remain outstanding on SF324674, we are at a grinding halt on SF295610 until it is resolved
Good Morning Land Registry, has there been any movement on either of the above titles please?  THanks in advance.
Hi land registry, I'm living in eternal hope that there may have been some movement on the above, some papers were signed over the last few days, if you could take a look when you get a moment I would appreciate it. Thank you.

If they have then they haven’t made it to us as yet - sorry

  • Hi @Land_Registry,

We are currently waiting on a merger of the title deeds of the house we are buying - it holds both an expired leasehold and a freehold title at the minute and have applied for these to be merged. The process was expedited on 1st June, but we haven't heard anything back yet. We only have a few weeks left on our mortgage so we are anxious to get things moving. If you would be able to check on the progress of this, that would be great. Title numbers are SYK247309 and SYK309556.

    Thank you
We have just the one application to determine (close) the leasehold title SYK309556. It’s not been expedited and I can’t see any request for that from around 1st June
Nothing against the first and freehold title so it’s not in order as we’d need an application against both titles.
I’ll flag it with colleagues to expedite the application we have and the casework team will contact the conveyancer direct if any issues exist
    Hi @Landy_Registry

Thank you for getting back to us so quickly. We've now had an update from yourselves saying that the leashold can't be determined until the charge has been removed. Am I right in thinking this means that we will need to complete on the sale before then applying for the deeds to be sorted out?

    Thank you!

It’s unlikely you’ll be able to complete with the charge (and lease) being in place. But very much your conveyancer’s decision/advice you need here

    Hi LR,

A restriction on the title deeds of a house I am purchasing was added in error back in 2016. I believe an RX4 has been submitted for a second time after it was incorrectly submitted first to remove the restriction however this seems to be taking such a long time. We are at the point for being able to exchange contracts and only a few weeks away from my mortgage offer expiring, are you able to provide an update on how much longer this is going to take please. The deed the query relates to is LAN229089.

    Thanks
Submitted 14th April. Expedited same day and processed. Unfortunately it’s not in order and we contacted the lodging conveyancer on 14th with a request for more. They’ve yet to reply.
You’ll need to contact them to confirm and find out when they are likely to respond
Hi LR,  I was wondering if you'd be able to confirm any further correspondence on this matter? The conveyancer dealing with the case is neither mine or the sellers and I'm starting to get the impression they're in no rush to get this sorted for us. Any further assistance is appreciated.

No reply as yet to our request for more. So ball still in applicant’s court

    Hi @Land_Registry

We're in the process of buying a house and there is a discrepancy between the Title Plan and what MapSearch is showing.

I've seen previous posts from you suggesting that MapSearch is just indicative and the Title Plan is what matters - but to avoid any future uncertainty if we were to sell the house we're keen to correct what MapSearch is showing.

Is this possible please, and how would we go about doing this?

I can find information on trying to correct a Title Plan - but not how to correct an error in MapSearch.

    Thanks.
