It is currently now on hold (1 step before exchange) because 2 of the title documents are the same, and we require confirmation that they are and for the discrepancy to be corrected on the official copies. This was sent last week on Wednesday. We have a short timeline to complete, and this is a bottleneck. It has been expedited. Please confirm how long it may take to resolve end to end, and if this can be resolved quicker?
Title number: K666963I’ll flag with team to see if someone can assist sooner in circumstancesHope that makes more sense
Thank you so much for pushing this through. I am really thankful.0 -

We are currently waiting on a merger of the title deeds of the house we are buying - it holds both an expired leasehold and a freehold title at the minute and have applied for these to be merged. The process was expedited on 1st June, but we haven't heard anything back yet. We only have a few weeks left on our mortgage so we are anxious to get things moving. If you would be able to check on the progress of this, that would be great. Title numbers are SYK247309 and SYK309556.
Thank you
Nothing against the first and freehold title so it’s not in order as we’d need an application against both titles.
I’ll flag it with colleagues to expedite the application we have and the casework team will contact the conveyancer direct if any issues exist
Thank you for getting back to us so quickly. We've now had an update from yourselves saying that the leashold can't be determined until the charge has been removed. Am I right in thinking this means that we will need to complete on the sale before then applying for the deeds to be sorted out?
Thank you!

A restriction on the title deeds of a house I am purchasing was added in error back in 2016. I believe an RX4 has been submitted for a second time after it was incorrectly submitted first to remove the restriction however this seems to be taking such a long time. We are at the point for being able to exchange contracts and only a few weeks away from my mortgage offer expiring, are you able to provide an update on how much longer this is going to take please. The deed the query relates to is LAN229089.
ThanksYou’ll need to contact them to confirm and find out when they are likely to respond0 -

Hi @Land_Registry
We're in the process of buying a house and there is a discrepancy between the Title Plan and what MapSearch is showing.
I've seen previous posts from you suggesting that MapSearch is just indicative and the Title Plan is what matters - but to avoid any future uncertainty if we were to sell the house we're keen to correct what MapSearch is showing.
Is this possible please, and how would we go about doing this?
I can find information on trying to correct a Title Plan - but not how to correct an error in MapSearch.
Thanks.0 -
