    Looks like there’s a delay with the conveyancer as nothing submitted as yet. It can happen and suspect they are waiting for something from seller’s conveyancer. But only they can confirm for you

     Morning Land Registry

    Asking for a friend...genuinely.

    A close relative of hers died recently, and she hasn't been able to find out whether he made a will or died intestate. She's a blood relative of the deceased person and he lived in a property in England until his death, but we can't find evidence that he was ever the owner. The owner shown in the current Register of title is the deceased's son by a different marriage. However, a couple of things confuse me: although the property is shown as freehold, at the end of the register it says there's a 999 year lease which began in the 19th century.  Additionally the current owner has Qualified title, and although this is explained in the Proprietorship Register, I can't work out what it means.

    I've appended below the Qualification with names replaced by initials, and I'd be grateful if you could possibly clarify its meaning, thanks. 

    5, QUALIFICATION: By a Conveyance dated ( removed) made between TR and JR the land in this title and other land was conveyed to JR. Following JRs death, the title deduced on first registration assumed but did not establish that the legal estate vested in EH and DO and then subsequently in DO, FL and SH. All estates, rights and interests of any persons who may be entitled to the land if it did not pass to EH and DO, or subsequently to DO, FL and SH are excepted from registration.

    Additionally, the Register shows that the property was sold by a company within the last 5 years to the current owner for just a few hundred quid. As far as I can tell ( and I've only a photograph to go by, and our friend has never been there), its a two or three bedroom Victorian mid terraced house.

    A qualified title is relatively rare but can happen as in this case. The entry states that when registering the ownership based on the conveyance the usual evidence to grant an Absolute title (the norm) wasn’t provided. 
    As there’s a 999 year lease in play the market value is in that lease and not the freehold. So anyone buying the freehold would take in to account both the qualified title and noted lease and pay an appropriate price

    Title number: EX701842

    My sister and I, as executors of my late Father's estate, are in the process of transferring ownership of his house from his sole name to our mothers sole name who is named as sole beneficiary of his estate.

    On the property's land register entry there are 2 charge entries that mention Barclays Mortgages. We have no knowledge nor have found any paper evidence of any monies owed to Barclays.

    Barclays are being unhelpful to date in furnishing us with any information regarding the entries.

    Can we bypass them and request via the Land Registry to transfer ownership that will include asking Barclays to firstly remove the entries (as we suspect they have no remaining financial interest associated with/secured on the property).

    You’ll need to deal with the Barclays charge so should pursue that with them re the charge entered into in 2003. 
    You can apply by post for a copy although the only useful information would be the account numbers shown I suspect as the rest is what you have on the register

    I purchased a house in April 22 however nothing is showing up yet under land registry. I realise from reading this forum that this is not actually as long as I thought it was. However, I know of friends that have since bought a new house after me and received all the paperwork already etc.

    Title:  AGL120800

    I would be very grateful if this could be checked as I don't want to wait until it's time to sell in a few year's time to check that all the paperwork has actually been submitted for my purchase.

    Please can you help us out with title SF295610 - an expedite request was apparently put in on 23rd February but the title still hasn't changed over to the current owners, we'd be very grateful for an update.

    Is that the correct title number? If it is then we did have an application submitted in September but cancelled in December as it was incomplete. Please contact the conveyancer to confirm and to clarify their position/timescale

    Still with us as we are waiting for more from the conveyancer. Last contact was on 13th March and hopefully they can confirm that and clarify when they hope to reply
