    Nothing outstanding so a case of hanging on. I’d expect processing to start end of May/start of June based on current average timescales

    Considering buying leasehold house which is unregistered (as owner has lived there 50years). Assuming he has deeds/proof of ownership would you be able to advise what the timescale of completing a first registration might be? Is this something fairly straightforward for a solicitor today (again assuming he has his deeds!)?

    Timescales are lengthy but in your case largely irrelevant if you are asking the seller to register first before completing on the sale 
    They need to submit their application asap. And separately request expedition. Expedition ensures it is looked at quickly (usually within 2 weeks. 
    Expedition isn’t a magic wand though but a fast tracking option. Everything always hinges on the application being in order and if it’s not that’s where timescales can get stretched again

    Hi,

    We purchased our house in Sept'22 however nothing is showing up yet under land registry sold prices.

    Title  YEA75547

    Should it be showing by now or is there a delay ?

    I bought my house in December 2021, but as far as I can tell, the title hasn't been updated yet (no purchase price listed and I've not had an alert that anything has changed). Things were a little bit complicated because the leasehold had been owned jointly by my vendor and her deceased husband, but the freehold had been owned only by the deceased husband and my vendor hadn't realised she needed probate before putting the house on the market. So the title needed updating in more than one way (is my very simplistic understanding of it!)

    I know that things are taking a while, and 15 months isn't necessarily outside of the expected timeframe for a more complex title. However, my solicitor was terrible and I have no faith that she did things correctly. I don't want to wait until it's time to sell in a few years time to check that all the paperwork has actually been submitted for my purchase.

    I'd be very grateful if you could take a peek to see where things stand for title number SYK97045 so that I can stop worrying about it. Thank you very much.

    Looks like there’s a delay with the conveyancer as nothing submitted as yet. It can happen and suspect they are waiting for something from seller’s conveyancer. But only they can confirm for you

    You’ve summed it up very well re your understanding but the actual conveyancing is far from simple as you suggest. 
    The application was submitted in Jan 22 and includes a first registration aspect hence the lengthy wait. I’d expect it to be processed in the next few months but can’t be definitive. 
    There’s nothing for you to worry about though - I can be definitive about that - as your purchase is protected

    I purchased a registry summary report for a house we put an offer in (for sanity check!) and noticed a few things (Title absolute):

    > Charges Register: A Transfer of the land in this title dated [redacted] 1986 made between (1) The Mayor and Burgesses
    of the [redacted] and (2) [redacted] and [redacted] contains restrictive covenants.

    > 2011 RESTRICTION: No disposition by a sole proprietor of the registered estate (except a trust corporation) under which capital money arises is to be registered unless authorised by an order of the court.

    > 2011 The Transfer to the proprietor contains a covenant to observe and perform the covenants referred to in the Charges Register and of indemnity in respect thereof.

    The house was purchased by the vendors in 2020.

    I assume that our solicitors will uncover this but we are wondering what all this means? I googled for "restrictive covenants" and it might just mean a type of declaration of trust between the vendors. We have future plans for things like adding an extension/conservatory wording like restrictions worry us a bit!

    Firstly the restriction won’t directly affect you as it relates to the seller and their joint ownership - irrelevant re your wider concerns as a result. 
    The Transfer is the key document you/your conveyancer to consider. When the Council sold the property back in 1986 they imposed restrictive covenants on the buyer. 
    The separate covenant just links the owners to the same covenants. 
    You’d need to read the Transfer (apply by post - see link from online service guidance you used to get the register) - to understand what the covenants are and how they restrict you. 
    Such covenants are imposed for the benefit of other land/property owners often on the same development/estate. Not the Council unless they still own benefiting land/property on the development/estate 
    To what extent they actually restrict any of your plans is something to consider and discuss with your conveyancer.
