    Hi

Our solicitor has logged forms to remove a restriction from our title, think they were RX3 and ST5. He thinks he can get it expedited as our mortgage offer will expire in about 8 weeks but can't be sure how long it will take.

Are things like this done quicker than other requests or is every form given equal priority?

    Thanks
Expedition, if approved, reduces the remaining wait time so that generally speaking it’s considered within 2 weeks of that approval.
Everything then hinges on it being in order of course so expedition gets it looked at sooner but doesn’t guarantee it’s registered as well

    @Land_Registry good morning!

How can I check whether our vendor's solicitors have successfully expedited an application to move a charge on from 'pending'?

We are now in week 21 of our attempt to buy a property with our mortgage deal set to expire imminently - the lower chain are in the same position. When we came to exchange two weeks ago, a new charge was found to have been added to the title in August, which the vendor solicitor said they knew about and were dealing with, but hadn't informed us.

Unfortunately, it was only this Friday just gone that they said they'd attempted to expedite and we've not heard back from them since.

The title number is BM14568, any help or advice you can give would be greatly appreciated!
Lodged 25th Aug and waiting to be processed. It’s not been expedited and I can’t see a request for that to happen as yet
I’ll flag with colleagues and ask them to make it an expedite in circumstances

@Land_Registry thank you so much for this, you've turned my day around! The vendor's solicitor remains unresponsive on the matter and time is critical. Please do let me know if there is anything further I can do to assist an expedite, and whether it is approved.

Are you able to comment on expected timelines?

Thanks, our solicitor said assuming the expedite is granted, its going to be weeks rather than months but whether he is right remains to be seen. Thanks

Experiences count but an expedited RX3/ST5 on its own would usually be considered within 5-10 working days. Time will tell though

  • Hi, we are very close to exchanging and completing on a property. We have just been informed today by our solicitor there ‘may’ be a restriction or something that will stop us registering the sale right at the end (can’t remember the correct term). They have no confirmation and I can see there are no pending applications on the title at present.

If I send the title number via DM could you please look this up and let me know if there could be an issue?

Seems odd but you need to either check the register yourselves or ask your solicitor to confirm. Presumably if you can see there’s nothing pending you can check the register too?
We wouldn’t be able to check and then say it’s an issue or could be or it isn’t. That’s for your solicitor I’m afraid rather than us
By all means DM but you’ll need to explain what you think the issue is

Still with us and waiting to be processed. If there’s an urgency now then your solicitor/you can request expedition

Solicitor submitted Thursday lunchtime, restriction was removed this morning (Tuesday).  Mega quick turnaround!

Hello @Land_Registry - could I just double check BM14568 is now on the expedite list? I did call through yesterday evening to follow up but they didn't have a record of it. Every day now is so crucial so have everything crossed for some luck! :)

    Thanks in advance!
