    Hi @Land_Registry, sorry to keep chasing but I've been told the conveyancer has submitted a new DS1 to address the question raised. Are you able to confirm if the conveyancer has responded since the 7th Nov?
    Nothing as yet 
    Hi @Land_Registry, I have been assured that a new DS1 form has been submitted for TGL334313. It appears the charge was placed by the Freeholder (not a lender) and the FH has also signed to remove the charge. Are you able to confirm?

    That’s correct as received yesterday pm. It’s been reconsidered and processed to the final stage, which is wider checks now needed. Those checks include us contacting the lender and asking them to confirm matters. That’s been done and they have until 9th Dec to reply/consent. 
    We can’t do anything to expedite or interrupt that process so must now wait to get a response or the time allowed to run out

    AFAIK, the owner isn't notified that a search has been done. The property alert service notifies of changes to the register, it doesn't notify of searches. It isn't necessary to have a connection to the property to have an alert set up, anyone can do so.

    No as the register is open to all. 
    The Property Alert service notifies you of a significant application being submitted and/or an official search. Not a general online search for information which is the context of your post
    Many thanks. I got confused with the rental apartment that has a lease, management agents etc, I must be recalling the time we got alerts when we gifted that. The other day we recevied more alerts, but they were for the freeholds, a 6 monthly update as no actioned noted. My mistake/misunderstanding, thanks again.

    Start by having a read of our online guidance re registering for the first time and change the registered owner’s name 
    Transferring it from one to two names triggers compulsory registration so you’ll need to combine forms FAr1 and DL plus first reg guidance with form TR1 etc re transferring ownership. Form FR1 replaces the form AP1 as a result 
    Whilst you don’t have to use a conveyancer we’d always recommend that you do

    How can I check whether our vendor's solicitors have successfully expedited an application to move a charge on from 'pending'?

    We are now in week 21 of our attempt to buy a property with our mortgage deal set to expire imminently - the lower chain are in the same position. When we came to exchange two weeks ago, a new charge was found to have been added to the title in August, which the vendor solicitor said they knew about and were dealing with, but hadn't informed us.

    Unfortunately, it was only this Friday just gone that they said they'd attempted to expedite and we've not heard back from them since.

    The title number is BM14568, any help or advice you can give would be greatly appreciated!

    Our solicitor has logged forms to remove a restriction from our title, think they were RX3 and ST5. He thinks he can get it expedited as our mortgage offer will expire in about 8 weeks but can't be sure how long it will take.

    Are things like this done quicker than other requests or is every form given equal priority?

    Lodged 25th Aug and waiting to be processed. It’s not been expedited and I can’t see a request for that to happen as yet 
    I’ll flag with colleagues and ask them to make it an expedite in circumstances
