    I've setup an alert, would it be possible to just check once more to ensure there hasn't been an application lodged between the time I last asked and the alert being setup.

    I understand, thank you. Unfortunately, my solicitor is not always responsive so I have been trying to get updates elsewhere to ease my anxiety. I have received the alert now so I am delighted to know it's been lodged. Would you be OK with me asking you if it has been expedited at some point over the next few days? It would greatly ease my house-buying anxiety!

    Understood and appreciated but I must stress that the whole process does take time and very very rarely is each step automatically completed on a daily basis. 
    I’ll ask colleagues to consider expediting it now it’s finally be lodged. I will post again when I have something to share.

    Thank you - your help is greatly appreciated. My anxiety comes from the fact that if it is not expedited my mortgage offer will expire before it is likely to be completed. If needed I can provide the evidence needed for expediting (for example my mortgage offer showing the upcoming expiry date, the memorandum of sale, etc.).

    I cannot express how grateful I am for your continued help.

    The application can’t be completed until the restriction on the title is complied with. You/Your solicitor require a certificate from a third party as per the restriction wording. 
    Your solicitor will be reliant on the restrictioner here and it can take time to get a response
    If you are dissatisfied with your solicitor then they should have a complaints procedure you can use/follow 
    It seems that there are two third parties that need to issue a certificate. I have a response from one, but the other is a dissolved company. How can I get a certificate from a company that doesn't exist anymore?

  • @Land_Registry the property I am buying has a UN1 on it. This is looked to be settled this week. The solicitor dealing with it says that once it is agreed that the removal is almost instant on the portal. Is this correct? Many Thanks
