Hi sorry another question. If the transferees are signing section 12 , the execution of a TR1 , does this also need a witness to sign or just the transferor?

I bought a house in Sep 21 so nearly 6 months ago.
When I asked my solicitor why I hadn't had confirmation of title change they said there are long delays at the Land Registry.
The house we moved from has been transferred and looking at posts here you are saying 3-4 months so I think they have either not applied correctly or forgot.
Please could you see if the transfer has been requested and what the possible delay could be.

I'd appreciate your input.
When we bought our new build house 5 years ago we discovered there was on error with the boundary on the title deed. Part of our garden is theoretically owned by the neighbour. The developers refused to help, but our neighbour was quite happy to sign ownership over to us. They didn't realise they owned the patch of garden and would have to go through our gate and through our garden to access it. Our solicitor at the time of purchase was supposed to resolve this. In 2017 we were led to believe this had been completed and we phoned the land registry and were told an update had been made. Foolishly we assumed this was the resolution and didn't get an updated copy of the plan.
We are now attempting to move house and have discovered that our solicitor didn't get the boundary issue amended. Our neighbours are still happy to release the land and we are currently waiting for their mortgage company to agree this. However we are in danger of losing our purchase, our mortgage offer will expire soon, and our buyer is incurring additional expenses, so we need this sorted ASAP. We have the TP1 ready to send off and we are waiting for the DS3 to come back from the mortgage company. How quickly can the land registry sort this? Is there anything we can do to speed it up? Is there anything else we need to do?
Any advice would be gratefully received, it seems to be taking forever and we are getting desperate.0 -
