    Hi
    Would anyone be able to give some guidance when I purchased my house I was aware that there would be a service management charge for the shared courtyard, private driveway and lighting columns.
    However in 2020 the management company started making demands for things like grass cutting, window cleaning and insurance for the wider development perhaps the apartments.
    I challenged and asked for evidence of the costs as I’ve never seen anyone doing work in the courtyard which I’m responsible for.
    The new management compny have advised I agreed to pay an estate management charge which they claim is supported by the TP1.
    I’ve checked the TP1 and it says as I expected that I am responsible for the costs associated with the courtyard and must pay within 7 days but doesn’t mention anything about a management company or estate charges.
    Does this mean that I do not have to pay the charges they are claiming as I never agreed to it and it is not in the TP1?

    Hi I purchased my property on 16 Feb 2022. Can you tell me how long  it will take for the LR  to update the records please? 
  • A property next door has sold half their garden and the title deeds were updated in June 2021, however, a new title plan is not available nor are the deeds/plan for the new plot. When should I expect these documents to be available?

    If it was an already registered title you should expect to wait 3-4 months. Once lodged your purchase is protected so a case of waiting until your conveyancer confirms done

    Rough timescales would suggest 11 months from lodgement so I’d imagine you are looking at May as the earliest of estimates

    I'm selling my property and have just been informed that a deed of variation needs to be registered with the land registry. 
    We are ready to exchange contracts and now have to wait for this to happen. 
    How long does this take?
    I have a new build on reserve that is ahead of schedule and they are waiting to exchange contracts also and I'm worried they may remove my reservation and I will lose the reserved plot and the money for the extras that I have already paid.
    Can this process be expedited as it may affect my new build purchase?

    Wait times are stretched but if there’s an urgency then they are largely irrelevant as you/they should be asking for it to be expedited. No point waiting and hoping it’s not too long
