Morning all
We purchased our property in July 2021 after it had been empty for a couple of years following the owners death. The property consisted of the house itself and a 1m wide strip of land the previous owners bought from the council to widen the garden and driveway. As of today both title deeds for the House and the Adjoining land are still in the previous (deceased) owner's name despite our solicitors seemingly applying for the change in October 2021. The house has no lender listed on the title deed, but the adjoining land has Aviva Equity Release listed as a lender. Today I received a notification of an application from Aviva on the adjoining land from Land Registry. Is this something I should be worried about? Is there any possibility that Aviva are trying to claim ownership of the adjoining section of land? I also concerned that 9+ months after completion we are still not listed as the owners, is the backlog really that bad at the moment?
Any help would be greatly appreciated!0 -

This is a useful thread! How long are TR1 forms taking to process/ownership updated on the register, following completion?
Edit to add - completion was four weeks ago, and I note that last week there was a search lodged by the solicitor with the following notes:
To protect a pending: Charge
In favour of [new bank]
I am not sure what this means however! Thank you.0 -

Good morning,
small question for @Land_Registry.
On a property ( that I'm buying) we discovered 6 financial charges.
Seller paid them off last November and provide all the documents to LR in December. For some reason there was a backlog and it is still showing as an "outstanding charge".
Also seller solicitor send an email to LR asking why the charges are still outstanding but no replay.
Property number is CYM16400- any chance you check in what stage are the charges ? Please?0 -

Once that’s submitted the wait time is around 4 months currently before the register is updated and if everything is in order.All the time the purchase is protected“Official Company Representative

As to the four month wait for register update - can this be expedited if the person who has come off the register wants to proceed with a new purchase (due to associated stamp duty implications, etc)?
