    Reference to a Transfer in the Charges Register ends: "Note:- copy in certificate".
    Is that the same as 'Copy filed' ie the LR has a copy and it can by obtained via Form OC2? Or does it mean something else?
    Same meaning so OC2 for a postal copy. 
    Historically there were Land/Charge Certificates and a copy was included in those, hence the old referral to a certificate in some registers

    We purchased our property in July 2021 after it had been empty for a couple of years following the owners death. The property consisted of the house itself and a 1m wide strip of land the previous owners bought from the council to widen the garden and driveway. As of today both title deeds for the House and the Adjoining land are still in the previous (deceased) owner's name despite our solicitors seemingly applying for the change in October 2021. The house has no lender listed on the title deed, but the adjoining land has Aviva Equity Release listed as a lender. Today I received a notification of an application from Aviva on the adjoining land from Land Registry. Is this something I should be worried about? Is there any possibility that Aviva are trying to claim ownership of the adjoining section of land? I also concerned that 9+ months after completion we are still not listed as the owners, is the backlog really that bad at the moment?

    Any help would be greatly appreciated!

    All depends what Aviva’s application is for. If it’s to release their charge then presumably that’s what your conveyancer/us have been waiting for

    This is a useful thread! How long are TR1 forms taking to process/ownership updated on the register, following completion? 

    Edit to add - completion was four weeks ago, and I note that last week there was a search lodged by the solicitor with the following notes:

    To protect a pending: Charge
    In favour of [new bank]

    I am not sure what this means however! Thank you.

    small question for @Land_Registry.
    On a property ( that I'm buying) we discovered 6 financial charges. 
    Seller paid them off last November and provide all the documents to LR in December. For some reason there was a backlog and it is still showing as an "outstanding charge". 
    Also seller solicitor send an email to LR asking why the charges are still outstanding but no replay.
    Property number is CYM16400- any chance you check in what stage are the charges ? Please?

    Re the above Application reference: Y160TBS which was expedited by me November 2021 or possibly earlier by the developer. Can you explain why no more flats have been added in the last month, how many more flats need to be registered ahead of this application, and an estimate of the time remaining to complete the application?     There are 30 prior applications still pending so timescales can get stretched still, even with expedition. I’ve flagged with colleagues to see if they can assist 
    The developer has now sold our prefered plot to someone else (probably a cash buyer) citing Land Registry timescales as reason to pull the sale. Now the mortage offer has expired.  There are other plots still available but I am reluctant to make new offer and incur further costs until land registry issue is resolved.There was a significant uptick in the number of registrations shortly after you had flagged it with your colleagues in March, but recently further registrations appear to have stalled. Could you raise it with your colleagues again, please.

    The search is lodged just before completion to protect the purchase/new mortgage - the search effectively freezes the title for 6 weeks within which the buyer lodges their TR1 and new mortgage 
    Once that’s submitted the wait time is around 4 months currently before the register is updated and if everything is in order. 
    All the time the purchase is protected

    The applications were completed on 20th April. There weren’t 6 charges but there were 4 applications, 3 of which were identical.

    Thank you. Does that seem strange then, that the search was lodged three weeks after completion?

    As to the four month wait for register update - can this be expedited if the person who has come off the register wants to proceed with a new purchase (due to associated stamp duty implications, etc)? :)
