Hi all, I am the owner of leasehold BTL property with no mortgage. I'd like to add my wife to the title to become tenants in common, and attributing 99% to her in order to pass on the tax obligation as she has no other income. Conveyancing fees for this are £1k which I'd like to avoid/reduce if possible. So, is this something I can do myself? Or is there a recommended on-line conveyancer that would have a much lower rate. Appreciate you advice thanks

I'm in the process of selling a property, although it should have been registered when we purchased 13 years ago, this was never completed by our solicitors, so we now have to complete first registration before the sale can proceed, this is underway and we have confirmation that the case has been expedited, however the registry or solicitor can't give any idea of a timescale, can anyone tell me in average, how long an expedited first registration may take? I'm concerned that our buyer may pull out and also our new property vendor may get cold feet and put the property back on the market.

You don’t have to use a conveyancer but we’d always recommend you do as they know the forms/process, can verify your identities and also advise on wider matters such as the TIC aspect you are referring to“Official Company Representative

I’m buying a flat and its taking more than 4 months ready from the offer date.
The seller solicitor are being slow and awful from start to finish.
My solicitor believe The filed plan is incorrect regarding the access way to the property. It seems like a simple change. The seller solicitor arrange for the land registry
to amend the plan accordingly as the property should include the land coloured green on the lease plan.
We have also asked land registry to expedite.
How long dose land registry take for such request I have been waiting around 7 working days now. Im not sure if this will take months or week to make such change. I’m currently on temporary accommodation waiting for this amendment to take place.
Please let me know from experience with land registry , how long this cant take .

Thanks.I thought the website was quoting 11 months. Is there a process in place to process applications that are delayed Surely they can’t be still blaming Covid ?Change of ownership applications are currently stated as 5/6 weeks, is this the real timescale ? I have a TR1 submitted for application too.Thanks0
