    There are 30 prior applications still pending so timescales can get stretched still, even with expedition. I’ve flagged with colleagues to see if they can assist 
    The developer has now sold our prefered plot to someone else (probably a cash buyer) citing Land Registry timescales as reason to pull the sale. Now the mortage offer has expired.  There are other plots still available but I am reluctant to make new offer and incur further costs until land registry issue is resolved.There was a significant uptick in the number of registrations shortly after you had flagged it with your colleagues in March, but recently further registrations appear to have stalled. Could you raise it with your colleagues again, please. 
    Upticks will only get you/us so far as once one or two can’t be completed as not in order things then stall and can’t proceed

    This is a useful thread! How long are TR1 forms taking to process/ownership updated on the register, following completion? 

    Edit to add - completion was four weeks ago, and I note that last week there was a search lodged by the solicitor with the following notes:

    To protect a pending: Charge
    In favour of [new bank]

    I am not sure what this means however! Thank you.
    The search is lodged just before completion to protect the purchase/new mortgage - the search effectively freezes the title for 6 weeks within which the buyer lodges their TR1 and new mortgage 
    Once that’s submitted the wait time is around 4 months currently before the register is updated and if everything is in order. 
    All the time the purchase is protected 
    Thank you. Does that seem strange then, that the search was lodged three weeks after completion?

    As to the four month wait for register update - can this be expedited if the person who has come off the register wants to proceed with a new purchase (due to associated stamp duty implications, etc)? :)

    Not at all. All conveyancers, lenders and buyers move at different speeds and for a variety of reasons 
    Not aware that a seller is hampered with a next purchase before but if a case can be made that confirms the urgency then a request can be made

    Not sure I understand the Q as posted. 
    The applications to update the register were completed today. So if there’s a next step/transaction waiting for that to happen then you take it. That normally means checking the updated register

    I moved into a flat in Jan 2021, still have not received the Deeds or had the sale Registered and am not listed as the new owner 16 months after the transaction. 

    I chase the Conveyancer many times, has said there is no issue it's a delay at the Land Registry.

    what is considered a reasonable length of time to wait? Is there anything I can do to speed up?

    The timescales re some types of application are very long. There’s no ‘reasonable’ length of time as the key part is that it’s been lodged and as such your purchase is protected. It only needs speeding up if there’s a specific reason to do so e.g onward sale or remortgage to name two. 
    If an urgency exists then your conveyancer can request expedition but if not then just hold on and it should be processed in the coming months

    Sorry to jump on. How long will it take to be updated if my EA chases due to me selling my home? I transferred house across to my name in Feb and now plan to sell. But land registry has not been updated since end of 2019.

    Hello when form DJP is sent in with a death certificate , is the death certificate returned promptly?  I can understand the application may take weeks/months which isnt at issue at all but would need to have the certificate back asap

    If there’s a confirmed urgency such as an actual onward purchase then an application can be expedited. Expedition reduces the remaining wait time generally to a few weeks. Everything then hinges on it being in order of course. 
    An intention to sell is not generally sufficient as properties may take time to do so. Hence we ask for documentary evidence to confirm the purchase before expediting
