Hello when form DJP is sent in with a death certificate , is the death certificate returned promptly? I can understand the application may take weeks/months which isnt at issue at all but would need to have the certificate back asap

Hi
My Wife and her sister have inherited 50% each of their granparents house. Probate has been granted already. The house is mortgage free.
They need to change the ownership into their names so 50% ownership each.
Is this just a AP1 and AS1 form for each of them? Does a solicitor need to be involved?

Title number: MM92911 Application reference: X028LBS
My solicitor is not responding to my calls or emails and I am trying to find out if Land Registry have received the information you have requested from them so that the transfer can be completed. Once you have the information how long will it take to be processed please and if it is expedited what would be the timescale for this.
If they don't reply by 26th May and the application is cancelled by yourselves does this mean that the property remains legally owned by the transferor?

First post, please be gentle!
I'm in the process of selling a property, although it should have been registered when we purchased 13 years ago, this was never completed by our solicitors, so we now have to complete first registration before the sale can proceed, this is underway and we have confirmation that the case has been expedited, however the registry or solicitor can't give any idea of a timescale, can anyone tell me in average, how long an expedited first registration may take? I'm concerned that our buyer may pull out and also our new property vendor may get cold feet and put the property back on the market.
Is it at all possible if both buyer and seller are in agreement, to sell an unregistered property, my conveyancer says no, but I'm unsure??0
