    Hi @Land_Registry
    I was hoping you could advise on a restriction which is currently registered against my property
    I am currently in the process of re-mortgaging. There is a restriction listed on file from A Shade Greener Boilers. We have paid the remaining balance back in January and they advised us that they would contact Land Registry to remove the restriction. I have tried to contact Land Registry but got no response. I have checked to see if it was removed and I can see A Shade Greener  submitted an application the 28th January using reference number I739GGS. Is it possible to check and see how long this process is going to take? Our Mortgage offer expires next month.
    My title number is NGL528511 Ref: 220309-412883

    My wife is currently the sole owner of our bungalow. We would like to transfer the property to Tenants in Common as a 50 - 50 split, there is no mortgage and the property is registered on the LR. Is there a DIY guide somewhere that shows what steps are needed do the transfer? The bungalow is valued around £300K.

    Yes but we wouldn’t share that detail here. You should contact the seller/their conveyancer for details

    Average wait times are 3-4 months so if your mortgage offer is set to expire I’d suggest requesting that it’s expedited

    ‘ The Land has the benefit of  the rights granted by but is subject to the rights reserved by the deed dated 1977 referred to in the charges register ‘ 
    the original deeds are long gone.

    If it’s ‘filed’ then you can apply by post for a copy
