I am trying to remove a charge on a property, and sent off forms to the Land Registry at the end of June this year. The title deeds record HS128770 still shows "Pending". Is there a long backlog at the Registry, or any way to check on progress?

A long wait. If there’s a confirmed buyer then it should be lodged first and a separate request to expedite submitted afterwards. We received a reply late on the 6th so it will be referred for a caseworker to reconsider. As it’s an expedite that will be ASAP. I suspect we’ll need to do more than simply nod it through but hopefully the expedite status will keep it moving forwardtwizzletop said:

Thank you for your help with this. My solicitor has now received a requisition regarding a creditors notice that was added to the title register in 1995. I contacted the land charges office in June and was told that it had been removed from the land charges index under section 8 of the land charges act 1972. He has sent correspondence via the portal and attached the memorandum of sale.

My solicitor has told me he submitted an extract via the portal on Monday which should enable the creditors notice to be removed so the lease extension can be registered.

Thanks for your reply. I am actually a confirmed buyer and the seller's solicitor raised a request to expedite the application in July but seems to have been slow pace so far. The seller's solicitor even has contacted the city council to push the land registry to process the application.Land_Registry said:

I am not sure if there is any reason to have it delayed. The property was previously appearing in the online HM land registry database but now does not show up anymore. I cannot contact the seller's solicitor directly. The estate agent said that the seller's solicitor has involved the city council to push the land registry as it already has been more than 2 months.
