My solicitor put in a request to expedite a new registration on title BL158365 as it is now holding up the subsequent sale of the property with our purchaser threatening to pull out if it isn't completed by mid-September. Is this normal for a new registration? I didn't realise that this process took so long and had such a potential to cause financial problem for me.

I have recently received the grant of probate for my late mother and I am now in the process of updating the land registry. Am I right in thinking the valuation of the property for the purposes of the fee would be the same as the valuation used when applying for probate?

When downloading title registers and plans from the Land Registry website, are all aspects of these included or could any be missing?
We're researching a property we'd like to purchase and the terraced neighbour has a right of way across the land.
We have downloaded the Title Register and Plan from Land Registry to try and gain a better idea of the exact terms of the Right of Access agreement. From the Land Registry website I can see a mention (below) of the terms but there's no 'brown' right of access shown on the diagram it mentions (also below).
occupiers of the adjoining property Number [REMOVED ADDRESS] aforesaid a right of way on foot over and along the path way coloured brown on the said plan Subject to contributing in equal shares with the Purchasers and their successors in title towards the cost and expense of keeping the said path way in good repair and condition
It's an older property (~100 years old), but we're curious as to why the shared pathway isn't on the deeds. Could this cause issues, or is it simply the case this information might be contained elsewhere?
It's probably a simple one, but new to me and I'm keen to make sure I'm not missing anything.

Hello @Land_Registry, I am new here at the forum. I am currently in the process of buying a property and we are really close to completion. At one point we set the exchange date on last Friday. However, it came up last week that the seller hired an agent to help her sell the property and the agent registered a restriction on the title to protect their fees. The seller's solicitor claims that they applied to have it removed on the 18th of August and they asked to expedite. Despite this, it has not yet been removed and the Land Registry told them the application won't be dealt with until 26th November.
Can you please check for me the progress of the application and when it was submitted. Also, is it possible for you to find out when they asked to expedite, if the expedition has been approved and hopefully a projected completion date for the removal of the restriction. The title number is: EGL271855.

A few weeks ago I downloaded the title for a property, however now when I look, the Land Registry website states "No information available" - is it normal for information to just "disappear" in this way? Title number is LL1595820
