I'm selling my house which I bought using HCA's Help to Buy Equity loan. I paid that off on the 27th July but it looks like the charge is still showing on GR390587 and GR394805 (freehold house and leasehold garage).
Are you able to see if the HCA has requested the removal of the charge and where it is in the process?
Thanks“Official Company Representative

My solicitor put in a request to expedite a new registration on title BL158365 as it is now holding up the subsequent sale of the property with our purchaser threatening to pull out if it isn't completed by mid-September. Is this normal for a new registration? I didn't realise that this process took so long and had such a potential to cause financial problem for me.
Thanks

ThanksThe application to register a new lease under that title was completed on the 2nd September. So no hold up presumably“Official Company Representative

We are in the process of selling our property and have been told we will need a surrender and regrant of the lease.
How long is it taking in the current climate for the lease to be registered with the land registry? Is it still possible to expedite this process as our sale will possibly fall through and our mortgage offer is due to expire.0 -
Hello @Land_Registry
I am in the process of completing the sale of a property in Manchester. Just before completion the buyers lender raised a query regarding a historical rent charge on the property which blocked the completion
I contacted the rent charge owner and agreed to pay a fee to redeem the rent charge to allow the sale to complete.
The fee has been paid and a receipt has been provided confirming that all charges have now been extinguished.
The buyer's solicitor requested a Certificate of redemption however these are only provided when rent charges are redeemed via the government scheme
Is the receipt from the charge owner enough to have the charges removed from the land registry?

@Land_Registry can you tell me what this means on our contract please? I’m struggling to get my head round the whole “both leasehold & freehold” thing. We have been advised not to merge the titles as we might loose rights/benefits, but not sure what these are?
