    I have liased with my soilicitor today to try and find out exactly what she thinks has happened. The land was subject to a transfer between family members and this is where the omission has occurred with registration.

    Apparently on the LR portal it states that the LR ref document for this transfer is not held, only the title plan. We have in our possession the full folder detailing this transfer (from yourselves) which matches up with all other conveyancing wtc.

    Should we need submit that with the AP1 for posterity so that there is a record of it?

    Most certainly but speak to her about submitting a certified copy if you want to keep originals. 
    It’s starting to read as if it’s an amendment to what was registered and why. So if we got it wrong and what we had and what you lodge match that then that could be the way forward. 
    We won’t know/decide until you apply and if it heads in the other and FR direction we’d explain that once considered

    I am recently married and have changed my surname. I own a property jointly with my husband, and I would like to update the land registry now to reflect my married name not my maiden name (I appreciate this might not be compulsory, but just feels cleaner to sort everything now!).

    I have a marriage certificate supporting my name change, and plan to undertake this myself (i.e. not engage a conveyancer/ solicitor to do the update for me). I have been reading the land registry guidance and have two questions which I am not sure on:

    1) Because I'm submitting the forms myself without a conveyancer/solicitor helping, do I need to send in the confirmation of identity form (ID1) and a copy of an official document in my former name (such as a passport, driving licence or utility bill)? Or is this requirement overridden by the fact I am able to produce a marriage certificate to evidence the name change?

    2) I would prefer not to send my original copy of the marriage certificate, and see it is an option to send a 'certified copy' instead. Am I correct to assume that you would follow the same certification requirements as put in place by banks etc - i.e. if I take my original copy to a qualified accountant, they can sign a photocopy stating they have seen the original document and you would accept that? Or when you say certified copy do you mean the 'official' copies that can only be obtained directly from the registry office?

    9 months or longer if you scroll up a few posts - they advised me of it on here.

    1) we just need the form AP1 (panels 1-7 inc and 15) plus an official or certified copy of you marriage certificate. We don’t need evidence of identity

    9+ months as mentioned. That timescale won’t be definitive so may well take longer. If it becomes urgent, such as you sell or remortgage then you can ask us to expedite. If not then it’s a case of sitting tight until we deal with it
