    You’d need to contact the Land Charges Department for timescales as that’s a Land Charges form

    Me and my mother were tenants in common. We had a form A restriction on our property.
    I have bought her share out and she's moved to her new place. There was a solicitor who dealt with the transfer at the time.
    But now I realised the restriction is still on the property. How do I remove it. On the rx3 form I don't have the evidence as at the time we had a private solicitor dealing who I can't reach anymore. I don't have the ap1 or tr forms.

    Any advice how to remove restriction and with what evidence?

    What happens if the sellers withdraw an application for Adverse possession of unregistered land?
    Can the buyers then make their own application immediately with a Stat Dec from the sellers stating their time in possession?
    The reason I ask is that the application should have been made in March but we have just found out that it wasn't submitted / accepted until August 31st and the estimated completion isn't until September 2022.
    This has already held up the sale / purchase since Jan 21 and looks like it could be almost another year.
    A surveyor has already visited and the land prior to application was untitled. Will it really take this long?

    If it’s withdrawn then it is no more. If someone else then applies then that ones considered on merit. 
    Such applications will always take 2/3 months to process as there are a number of stages and checks to be completed. Add to that the initial wait time and you are looking at it taking (including waiting) that long. 
    You mention though that the surveys been done - if so then processing has begun and you are well into the stages mentioned and 2/3 month timescale. That suggests it’s been expedited so the wait time drastically shortened. 
    So before it’s withdrawn it’s best to double check what’s actually happening and whether withdraw, complete and then apply really is the better option. 
    However if you simply cannot wait any longer and must withdraw, complete and apply then how long perhaps doesn’t matter
