    Yeah they are referred to (border of blue line)and it does mention easements and various other details too.

    We're currently buying and selling.. There's been a long delay in the issue of the draft contracts by the seller's solicitor, but they arrived with our solicitor this afternoon. However there's a problem, which is that the property we're buying is unregistered. I checked the LR website the other day and it clearly stated that the property is unregistered, however when I looked just now this is what I found:

    "Tenure:
    Unavailable

    Price Paid/Value Stated Data:
    Sorry, there is no price paid/value stated information available for this property.

    Either we have received an application to register the tenure in this property but the information cannot be viewed electronically until it is completed or this information is not available to view electronically. Please contact the appropriate HM Land Registry office for further information quoting the property description."

    Might this change of text indicate that the seller's solicitors have applied to register the property? And how long does it usually take in these circumstances to address this problem?

    It might but presumably the seller can confirm. If they have then wait times are very lengthy. But if there’s an onward sale then they can apply to expedite their application to reduce that wait time considerably. They should be able to confirm
     Many thanks again, LR. There certainly is an onward sale, and I've been told that the seller's solicitors are addressing the issue of registration "urgently". Not wishing to put you on the spot but if the matter is expedited, are we likely to be talking a delay of weeks, or months? 
    Expedition generally means it’s considered within 2 weeks. How much time it then takes depends largely on whether it’s in order or not. Hopefully the seller’s solicitor can offer you some assurance that it is. 
    Thanks again.  Hopefully the seller's solicitor applied for expedition earlier than yesterday, which was when they informed our solicitor that the title was unregistered, otherwise we've probably lost another month. Ah well.

    I bought a house as a cash buyer on the 28 September.
    The vendors had a mortgage on the property with the Coop (Platform)

    I have just had a land registry alert that:-
    Application lodged by PLATFORM FUNDING LIMITED
    On: 15.Oct.2021 At: 09:45:12
    HM Land Registry reference: P385RBS

    Would that application be to remove themselves from being an interested party of the property?

    Most likely yes. If it was an electronic discharge then it will also have been done in seconds so it’s worth checking for the actual updated register information

    @Land_Registry when someone lodges a tr1 to you via post, how long does it take for you to acknowledge that you have received this. I don't mean the actual registration process , just confirming you have received the application from solicitor? Is it instant or takes a few days

    If by post it’s not acknowledged. A solicitor can check online re receipt and/or their cheques being cleared

    If its a signed tr1 form, wet ink(signed by different parties not at solicitors office) won't they have to send it via post or do they have the option to submit it electronically as well? @Land_Registry

    In the past where I have submitted forms manuly via post LR have always been able to confirm whether they have received it or, regardless of whether they have started to process it.
