Land Registry questions

@Land_Registry Just trying to find out how do we know if something is being expedited? My solicitor put in a request to expedite a new registration on title BL158365 as it is now holding up the subsequent sale of the property with our purchaser threatening to pull out if it isn't completed by mid-September. Is this normal for a new registration? I didn't realise that this process took so long and had such a potential to cause financial problem for me.0

Timescales are very stretched so we ask conveyancers to request expedition using a dedicated channel where there is a genuine urgency such as a linked/dependent transaction. That reduces the wait time markedly although everything then has to be in order of course to enable registration.GSGMSE said:@Land_Registry Just trying to find out how do we know if something is being expedited? Looks like they submitted an expedite request on the 26th August but through the wrong channel so it’s not been picked up.I’ll flag with colleagues to have it expedited.“Official Company Representative

Thank you for looking into it. If you are able to flag it it would be most appreciated. For my solicitors' benefit, would you be able to let me know the proper channel as they're most likely doing it all through there.Land_Registry said:

I was wondering whether you could help with this query? When a search shows up a charge on the charge register does the number against the charge have some meaning? Can it be looked up somewhere to find out who put the charge on?For example:C1 NO. 145794 DATED 29 JUL 1986PROPERTY ADDRESSWhat does the 145794 signify?0

The official transfer date is the date of the transfer. That’s usually the date you completed the sale/purchaseDisablednProud said:
Once completed, would the official transfer date be the date you process it, or the date it was submitted by the solicitor? @Land_RegistryLand_Registry said:
Our processing times are explained online and includes a link to how to request expedition if there’s an urgency as stated.scr2 said:Can someone please tell what is the current waiting time for a property registry? The residential property needs registration before a sale can proceed. The property was previously registered as an additional transaction but has been removed from the online land registry database.
The date shown on the register and the edition date is the date the application to register the transfer is received/added to our system (Daylist)
So how long it waits before processing has no impact on those two key events/dates so the wait time is generally only an administrative concern“Official Company Representative

We moved into our shared ownership new build flat end Oct 2020 and the solicitor filed application to land registry before mid November, i.e. 2 weeks later. Several flats already received land registry confirmation weeks ago, including flats using the same solicitor. Why might ours be taking longer when surely they are all similar cases? It's been almost 10 months already; can we be confident we will receive the confirmation before 12 months? We are waiting to start the staircasing process ASAP. Thank you!0
